Construction is moving along for the 56-story EDITION Residences tower in Edgewater with its building permit application as well as a seawall permit application.

According to the permit application, the 56-story Edition will include a total of 187 residential units, a 13-level parking garage, and 3,500 square feet of business space. There will be 1,206,774 square feet of new building in total, with a hard construction cost of $215,750,000.

The builders announced last month that they anticipated commencing ground this Summer as a result of receiving $160 million in unit reservations.

One-bedroom-plus-den to four-bedroom floorplans with sizes ranging from 1,952 to 3,864 square feet and starting at $1.9 million will be available in immaculately finished homes. The tower will also have three lavish tri-level penthouses, each with a private rooftop pool and garden, representing the height of luxury.

Alta Developers Plan to Build 96 Unit Development in North Miami

Alta Developers Propose 18 Story Development in North Miami

In North Miami, Alta Developers plans to replace an outdated waterfront apartment complex with a 96-unit condo development.

According to an Alta application to Miami-Dade County, the Miami-based development company, directed by Raimundo Onetto, wants to construct an 18-story structure on the 0.8-acre plot where the demolished Mid Bay Club Apartments once stood at 11950 North Bayshore Drive. Records show that in April, Alta asked the county to permit a reduction of the necessary setback from the shoreline to 25 feet.

Buildings with curved balconies and floor-to-glass windows are seen in renderings. A rough estimate of 96 condos has been given for the project, which was designed by Revuelta Architecture International.

According to records, Alta spent $14 million purchasing the Mid Bay Club Apartments and an empty 0.2-acre land across the street last year.

The application for the North Miami project comes as Alta is planning a number of additional projects.

Alta plans to erect an 18-story, 223-unit apartment complex next to Dadeland Mall at 9600 South Dixie Highway. It would be the second 18-story multifamily building constructed by Alta there. It is anticipated that the first 296-unit tower will shortly acquire its certificate of occupancy.

In recent years, North Miami has attracted the attention of investors and developers. The enormous SoLé Mia at 15055 Biscayne Boulevard is being built by Turnberry Development and LeFrak, under the direction of Jackie Soffer. When finished, it will feature 4,000 residential apartments. A joint venture between Turnberry and developer Carlos Rosso is planning a 32-story, 303-unit condo structure in addition to three apartment towers.

Following the purchase of additional property for the Legacy Residences at Miami Worldcenter tower project, developers have recently released updated designs.

According to a letter from the developers, the recently purchased site offered a chance to increase the size of the medical office component.

The building’s remaining spaces are made up of a 218-room hotel, a condominium with 308 residences, and several levels of office space that will contain a top-notch medical institution.

Elevations included with the application show the spire rising to a height of about 60 feet at the tower’s summit. The Project has a comprehensive list of wellness amenities, as well as a number of swimming pools, hotel ballrooms, and a sky club.

On April 19, the Miami UDRB unanimously decided to advise in favor of approving the suggested design revisions. Prior to the enlargement, the project obtained approval in 2021, and vertical construction has already started.

Financing Secured for The Crosby Miami Worldcenter

The vertical construction of The Crosby Miami Worldcenter, which is positioned to provide further density to the existing buildings at Miami Worldcenter, has been successfully funded with a sizeable $94.2 million by The Related Group and Merrimac Ventures. According to building permits submitted to the FAA in January, the residential tower is planned to rise 33 floors high and is anticipated to reach its peak at about 377 feet above ground, or 390 feet above sea level.

The loan was given to DT G Block LLC, a joint venture organization connected to the developers, by the Arkansas-based Bank OZK. The project’s interior design and architectural design are being handled by AVRO|KO and Cohen Freedman Encinosa & Associates.

The Crosby Miami Worldcenter, which commenced work earlier this year, is planned to have 3,370 square feet of ground-floor retail space and 450 completely furnished, ready-to-rent condos.

Terms have been agreed upon for the purchase of a 15.5-acre development property on Biscayne Bay in Downtown Miami by SmartCity Miami LLC, an investment company led by Miami-based Terra and its CEO, David Martin. Genting Group will sell the property to the organization for $1.225 billion (USD). The closing is scheduled for later this year.

The property, which is located at 1431 N Bayshore Drive in Miami, has 800 linear feet of direct Biscayne Bay frontage and highly aggressive zoning in one of the city’s most vibrant and connected neighborhoods. A notable mixed-use commercial, retail, residential, hospitality, and entertainment destination could be developed on the location.

The buyer of the property is a longtime Miami resident, Miamian David Martin, CEO of a Miami-based development firm, Terra Group.

The rare riverfront location in the Omni District was valued at just about $1.5 billion. The 15.5-acre development site, known as BayCity Miami, now hosts ArtMiami’s Art Wynwood show in February as well as CONTEXT Art Miami every year during Miami Art Week. The Miami Herald’s main office had stood on the land and was destroyed in 2014.

The Resorts World operator Genting Group, which owns 10 acres of land west of Biscayne Boulevard, will continue to be involved in the Omni neighborhood. Genting Group is one of the biggest resort, entertainment, and gambling organizations in the world.

The property, which spans many lots and once housed the Miami Herald’s headquarters, is zoned RTZ for mixed-use in Miami-Dade and is in the Metromover subzone (Rapid Transit Zone). The land has limitless buildable square footage, no setbacks, a height limited only by the FAA standards (649 feet), and a potential density of more than 8,000 units according to South Florida’s most benevolent zoning designation. The RTZ zoning offers builders a sizable, incredibly flexible building envelope as well as the chance to create a unique waterfront development on the site.

By comparison, Miami Worldcenter is 27 acres.

Construction has officially been announced for Vita Residences at Grove Isle. Developer, Ugo Columbo recently announced that construction is set to begin at the end of April 2023.

Along with the construction announcement, we now have more insight into the 12 two-story rooftop penthouses that are planned. The upscale penthouses will feature over 3,400 square feet apiece and an outside area that is close to 4,000 square feet. Units cost $5 million to $20 million on average.

The length of the project is expected to range from 24 to 28 months once the construction has started with the top-off date in 2025. Vita at Grove Isle has at least 40% of its units reserved, with many of the new occupants hailing from other states.

13th Floor Investments and Key International Reach an Agreement with Presbyterian Church Site to Move Forward with Construction

At 609 Brickell Avenue in Miami, a new 80-story project, created by Sieger Suarez Architects, and developers 13th Floor Investments and Key International is moving forward.

The congregation and the Miami-based developers have a “transaction and development agreement,” according to a memo filed with the Miami-Dade Clerk of Court on March 2nd. The developer’s right to purchase the property, their duty to build the project there in accordance with the agreement, and their duty to transfer ownership of the new church improvements to the church after substantial completion are all included in the terms of the agreement. Only a memo verifying the existence of the arrangement was recorded. Other details of the agreement have not been released.

13K-BP Brickell Owner LLC is identified as the developing firm, while Arnaud Karsenti is mentioned as the developer’s authorized signatory on the letter. The project’s goal is to utilize the land that is currently used for parking and a religious school building at the back of the property while maintaining the main church structure.

The agreement provides a number of advantages for the congregation and might be worth $240 million to the church. As part of the arrangement, the church will be granted access to 148 parking spaces, 90,000 square feet of space in the new structure, and a small park. In exchange, the church will receive $48 million in cash, 15% of condo sales estimated to be $125 million, and a portion of revenue from the restaurant on the ground level.

The iconic 1949-built First Miami Presbyterian Church, was named a historical landmark in 2003, will continue to stand. The church had previously struggled with money, including a $7 million tax obligation in 2018 as a result of selling part of its lands.

The document submitted to Miami-Dade County does not specify the specific terms and conditions of the sale. It does, however, confirm “the Developer’s Obligation to Construct the Project on the Property in Compliance with the Agreement.”
