Ken Griffin's Citadel Purchases Vacant Land in Brickell

Billionaire Ken Griffin Moves Forward with $1 Billion Mixed-Use Tower in Miami’s Brickell Financial District

Ken Griffin's Citadel Purchases Vacant Land in Brickell

Ken Griffin, the billionaire founder and CEO of Citadel and owner of Citadel Securities, is pushing ahead with ambitious plans to develop a $1 billion-plus mixed-use tower in Miami’s vibrant Brickell Financial District. This significant development marks a new chapter for both Citadel and the rapidly evolving Miami skyline.

This week, Griffin’s attorney, Neisen Kasdin, submitted a pre-application for three prominent sites located at 1201 Brickell Bay Drive, 1221 Brickell Avenue, and 1250-1260 Brickell Bay Drive. These sites will collectively host the new headquarters for Citadel and Citadel Securities, reflecting Griffin’s commitment to establishing a substantial presence in Miami.

The proposed tower at 1201 Brickell Bay Drive will feature a mix of office spaces, a luxury hotel, retail outlets, food and beverage venues, and ample parking. This development will be constructed under Miami-Dade County’s rapid transit zoning regulations, a testament to the city’s forward-thinking urban planning. The sites fall within a Metromover subzone added in recent years, enhancing their accessibility and appeal.

In addition to the new tower, preliminary site plans suggest that residential units may be integrated into the existing office building at 1221 Brickell Bay Drive. This blend of commercial and residential spaces is designed to create a dynamic, multi-functional environment in the heart of Brickell.

Griffin has enlisted the expertise of Norman Foster’s renowned London-based architecture firm, Foster + Partners, to bring this vision to life. Philadelphia-based Gattuso Development Partners, led by office developer John Gattuso, is also collaborating on the project.

The Brickell assemblage, spanning approximately 4.2 acres, was acquired by companies linked to Griffin and Citadel for nearly $670 million in 2022. The most notable transaction was the $363 million purchase of the 2.5-acre bayfront lot at 1201 Brickell Bay Drive from the Hollo family’s Florida East Coast Realty. This deal set a record price for the development site.

While the project’s future height will be restricted by Federal Aviation Administration regulations, capping buildings in Miami at 1,049 feet, the development is poised to make a significant impact on the city’s skyline.

Citadel has been steadily expanding its footprint in Miami. Recently, it increased its space at 830 Brickell to a total of approximately 130,000 square feet. Additionally, Citadel and Citadel Securities maintain a presence at the Southeast Financial Center in downtown Miami.

Ken Griffin has also been investing heavily in South Florida’s residential real estate market. He owns several waterfront properties in Miami, Miami Beach, and Palm Beach. The Daytona Beach native’s relocation from Chicago to South Florida includes plans to sell some of his residential properties in Chicago, where he originally built his business empire.

Babylon Racquet Club Brickell

Exploring the Future of Brickell: The Babylon Racquet Club Development

Babylon Racquet Club Brickell

In the heart of Miami’s bustling Brickell district, a new development is poised to make waves in the local real estate scene. Developer William Jacome has unveiled plans for a 23-story mixed-use tower, the Babylon Racquet Club, on the site of the former Babylon Apartments. This new project is particularly notable not only for its scale but also for its focus on racket sports, promising to become a major sports hub in the area.

The proposal for the Babylon Racquet Club comes five years after a previous 24-story project faced significant pushback from local residents. However, changes in zoning regulations have breathed new life into development prospects. In February, Miami-Dade County reclassified the development site into the Metromover subzone, which supports the construction of a 23-story building.

The Babylon Racquet Club is planned to feature 34 condominiums, 15 hotel rooms, 13,700 square feet of restaurant space, 4,400 square feet of office space, and a gym. Located at 240 Southeast 14th Street, the project will include 14 courts for tennis, pickleball, padel, and racquetball, marking it as a significant addition to the sports facilities in the area.

This development is strategically placed just a half-mile walk from the Financial District Metromover station, making it easily accessible for both residents and visitors. Jacome’s vision extends beyond just building structures; he is setting the stage for a vibrant community hub centered around sports and leisure.

The site itself has a colorful history, adding a layer of depth to the current development. Originally home to the Babylon Apartments, the site was the first Miami project of the now-renowned architecture firm Arquitectonica, completed in 1982. The building’s unique ziggurat-inspired design was a bold introduction of modern architectural style to Miami.

Over the years, the site has seen its share of drama, including its previous owner Ray Corona who was imprisoned in 1987 due to connections with notorious Miami drug lords. The building eventually changed hands to Francisco Martinez Celeiro, a former actor known by the stage name George Martin, who after a lengthy legal battle, managed to demolish the building in 2018 following the city’s approval to double the site’s allowable height.

The Babylon Racquet Club project is just one part of a larger trend of significant developments in Brickell, which has rapidly become a hotspot for major financial and luxury residential projects. This includes the relocation of Ken Griffin’s Citadel headquarters and plans for high-profile projects like the Dolce & Gabbana-branded condo-hotel and the Baccarat Residences.

Calle 8 in Brickell Submits Building Height Plans to FAA

Calle 8 in Brickell Miami

Exciting developments are underway in Brickell, Miami, as plans for a towering addition to the skyline have taken a significant step forward. On April 12, filings detailing the proposed building heights for a new project were submitted to the Federal Aviation Administration (FAA), marking a pivotal moment in the city’s urban evolution.

According to the submissions, the proposed tower is set to soar to impressive heights, with plans indicating a staggering elevation of 737 feet above ground or 750 feet above sea level. This ambitious vision promises to reshape the skyline and further solidify Brickell’s reputation as a dynamic hub of architectural innovation.

The proposed tower is situated on the same site where the captivating 65-story structure, tentatively named Calle 8, is currently navigating through the approval process with Miami-Dade County planners. The synergy between these projects underscores the area’s momentum and the developers’ commitment to redefining urban living.

Behind this visionary endeavor is Millennium Developments of Brickell LLC, a developer renowned for its commitment to excellence and forward-thinking design. In addition to the FAA filings, the developer recently filed for a tree permit at the project site on March 19, signaling a holistic approach to sustainable development.

The plans outline a multifaceted space that seamlessly integrates commercial, cultural, and residential elements. Ground floor retail spaces will invigorate street-level activity, while a proposed performing arts venue or retail complex promises to enrich the cultural fabric of the community.

Spanning across 65 stories, the tower will house 464 residential units, offering unparalleled views of the cityscape and the bay. Beyond living spaces, the development will feature amenity spaces tailored to enhance the quality of life for residents, fostering a sense of community and well-being amidst the urban hustle.

As Brickell continues to evolve into a vibrant urban epicenter, developments like this underscore the neighborhood’s status as a global destination for living, working, and leisure. The proposed tower represents not only a physical manifestation of progress but also a testament to the collaborative spirit driving Miami’s growth.

With its bold design, strategic location, and thoughtful amenities, the proposed tower in Brickell promises to redefine the city skyline and elevate the standard of urban living. As the project progresses through regulatory channels, anticipation mounts for the unveiling of this iconic addition to Miami’s architectural landscape.
