700 N. Miami Avenue Site at Miami Worldcenter Construction Update
New York-based developer, the Witkoff Group, is steadily working to change the Miami Arena’s former location. The thriving Miami Worldcenter’s premium real estate is getting ready to welcome three towers rising 57 stories tall.
Recently, Witkoff signed the utilities deal for the site at 700 N. Miami Avenue at Miami Worldcenter. The expected total for the connection fees for utilities and the Biscayne Basin Sanitary Sewer Special Connection fee is $2,085,466.50 and $1,265,004. Alex Witkoff signed the contract on behalf of the construction company, WG 700 North Miami LLC.
The signing of the utility deal and obtaining FAA height approvals for the towers are significant steps in the development process, even though Miami’s Building Department has yet to get construction licenses for the project.
On this large-scale undertaking, Monroe Capital, based in Chicago, is working with Witkoff Group. The location, which is within the confines of Northwest 8th Street, Northwest 1st Avenue, and North Miami Avenue, was previously slated to become the Marriott Marquis Miami Worldcenter Hotel & Expo Center, but is now in line for a dramatic overhaul. This includes the development of three imposing structures that could rise as high as 685 feet. Nichols Architects created the design.
The proposal promises a diverse mix of apartment buildings, shops, and dining establishments. With the utility agreement signed the 700 North Miami Avenue project is preparing for its vertical construction phase, marking an important step in the redevelopment of the former Miami Arena site.
This mixed-use project will undoubtedly become a landmark addition to Miami’s skyline due to its massive scale, prominent location, and reputation of its development and design team. It will also undoubtedly play a significant role in future developments at Miami Worldcenter.
New Renderings Revealed for Legacy Residences at Miami Worldcenter
Following the purchase of additional property for the Legacy Residences at Miami Worldcenter tower project, developers have recently released updated designs.
According to a letter from the developers, the recently purchased site offered a chance to increase the size of the medical office component.
The building’s remaining spaces are made up of a 218-room hotel, a condominium with 308 residences, and several levels of office space that will contain a top-notch medical institution.
Elevations included with the application show the spire rising to a height of about 60 feet at the tower’s summit. The Project has a comprehensive list of wellness amenities, as well as a number of swimming pools, hotel ballrooms, and a sky club.
On April 19, the Miami UDRB unanimously decided to advise in favor of approving the suggested design revisions. Prior to the enlargement, the project obtained approval in 2021, and vertical construction has already started.

Oasis Hallandale Beach Breaks Ground
Oasis Hallandale Beach has officially broke ground on phase 3 of the new residential development.
There will be 1,448,000 square feet in the project.
The two skyscrapers will each have 25 floors and 500 luxury condominiums, according to the statement. The range of costs is $580,000 to $3.5 million.
Additionally, there will be dining establishments and office spaces, turning the area into a “live, work, play” attraction for locals and tourists.
The architect is Arquitectonica, and the developer is MGM Construction Group.

Introducing Perigon’s Two Story Luxury Penthouse
New developments are popping up everywhere throughout Miami but one of the most opulent new construction towers in Miami Beach stands out from the crowd with the unveiling of its new penthouse at The Perigon.
Penthouse West is a $37 million residence situated over two levels and is the first penthouse to be unveiled at the new condominium project. Four bedrooms, five bathrooms, and expansive living areas are housed in 5,685 square feet of inside space, while an outside sanctuary is made up of an additional 6,487 square feet. Vivo! Entertainment at Sweetwater Mall to Open Summer 2023
Thanks to a sizable new entertainment complex that combines popular national hotspots and a little bit of hometown Cuban flair, Miami’s Dolphin Mall is getting a little makeover.
Vivo! Dolphin Mall, a 62,000-square-foot dining and entertainment area, is slated to debut this summer at the Sweetwater Mall, which already contains a movie theater and a bowling alley. It is the creation of Live! Hospitality and Entertainment.
The new venues will make use of a vacant structure and be situated next to the Cheesecake Factory and the parking lot at the entrance to the mall.
Vivo! will feature Sports & Social, a restaurant, bar, and sports viewing venue with three bars, live music, and other entertainment. On game days, a 50-foot LED screen with fan live cameras, competitions, and music and lighting effects can display many games and matches while also having arcade games, foosball tables, and other amenities.
James Beard candidate Chef John Suley, who will handle lunch, dinner, and brunch options, will curate the cuisine. Consider beef barbacoa tacos, cacio e pepe arancini, crispy kataifi-wrapped shrimp, and truffle mushroom flatbread. A sandwich with Nashville spicy chicken will also be available.
PBR Cowboy Bar is located right next to the enormous sports bar concept and may be unfamiliar to Sweetwater. The lack of cowboy and country music-focused bars in Miami, according to Judy Moore, senior vice president of Live! Hospitality is what makes the location ideal. La Maré, an elite collection of two light-filled modern contemporary boutique condo towers, have launched in Bay Harbor Islands by Chicago-based Regency Development Group. Kobi Karp, a renowned international architect, created the vertically stacked tropical luxury villas with Debora Aguiar Arquietetos, a Brazilian designer best known for creating the interiors of 1 Hotel South Beach among other projects, is in charge of the exterior design.
La Maré is the first venture for Regency Development Group in the South Florida region. The construction is anticipated to begin later this year and be finished in 2025. The price of the villas will be between $1.375 million and $8 million.
Thirty-three units can be found in the eight-story Regency Collection glass-clad contemporary boutique building. Nine to ten foot floor-to-ceiling windows open out to large wraparound outdoor living spaces. Nexo Residences North Miami Beach will rise 15 stories tall and feature 254 units. With construction continuing for the project, the completion date was officially announced for 2025.

The landscape architect for Nexo Residences is Urban Root, and the building was designed by Frankel Benayoun Architects Inc. Homes range from $500k to $2.2 million.

Construction for Alana Bay Harbor Islands Set to Top Off in 2024
A multi-million dollar residential development called Alana Bay Harbor Islands is planned to top-off and complete construction in 2024.
Alana Bay Harbor Islands is sited at 9901 W Bay Harbor Drive, Bay Harbor Islands, Florida 33154. The developer was required to demolish a low-rise apartment prior to development.
There will be 30 units in the seven-story residential tower, with one- to three-bedroom floor plans. Homes range in size from 1,229 square feet to 1,662 square feet. Units will start at $761,000.
A fitness center, kids’ play area, residents’ gathering room, and rooftop sanctuary are among the communal features. A pool with an infinite view is also present. Alta Developers is listed as both the developer and the general contractor.
