Surf Row Residences, a new ultra-luxury residential property located at 8800 Collins Avenue in Surfside, is being developed by Lineaire Group, Miami-based real estate development, and investment firm.
Featuring a collection of eight private beach homes designed by award-winning firm Rene Gonzalez Architects (RGA), the development offers refined interiors, the utmost privacy, and unparalleled indoor-outdoor living adjacent to the beach. Only a few residences have been released and sales are currently by invitation only.
Through the careful use of skylights, layered glass, and double-height ceilings, each villa emphasizes the indoor-outdoor link. Three- to five-bedroom residences with 3,500-5,600 square feet of internal space are available. Each residence will feature almost 2,000 square feet of private outdoor living space, including a rooftop with a plunge pool, a summer kitchen, and a large gazebo. Each property will also include a private garage and a front yard that is enclosed. Prices start at around $5 million for a single-family home.

The 0.65-acre development property is located between Collins Avenue and Harding Avenue on 88th Street’s northern frontage. The property was purchased from the previous owner for $7.3 million by an associate of Lineaire Group in August 2021.
The plot of land is listed as 8809 Harding Avenue in property records, but the change to a Collins Avenue address is thought much more acceptable for marketing purposes.

Miami Officials Plan to Move Office Headquarters to Miami Freedom Park
Inter Miami CF’s new stadium may gain some new neighbors, including the City of Miami’s headquarters. Officials in Miami are looking at a contract to build the municipal administration offices at Miami Freedom Park, a large mixed-use redevelopment of a golf course near Miami International Airport. The MLS team’s stadium would be the site’s main attraction, but there would also be commercial development.
The plan to construct a new municipal administration headquarters has been in the works for more than five years.
City voters approved a referendum to lease the present municipal administrative headquarters in 2018. The current lease includes a 3.15-acre property along the Miami River at 444 S.W. Second Ave., to Lancelot Miami River LLC, a unit of Miami-based Adler Group. The developer intends to build a mixed-use development there.
The agreement also required Lancelot Miami River to construct a new municipal administrative facility of about 230,000 square feet with at least 610 parking spots. The city would fund the building with a special obligation bond, but Lancelot Miami River would be in charge of construction.
The city originally planned to build its administrative center on the 1.6-acre Lancelot Miami River property at 230 S.W. Third St. However, the agreement has not yet been formalized.
The City Commission then approved the lease and development agreement for Miami Freedom Park in April. A 25,000-seat soccer stadium, 1 million square feet of retail and commercial space, and 750 hotel rooms would be included in the project. The proprietors of Inter Miami would completely fund this project, and the location would require extensive environmental remediation.
This new building would take up around 1/4 of the commercial area at Miami Freedom Park.
The current designs for the municipal administrative building, according to David S. Adler, head of Adler Group, are for Miami Freedom Park. This would free up its 1.6-acre Miami River property to expand its mixed-use development.
In April, David Beckham won approval for a land lease for a Major League Soccer stadium in that same location.
YotelPad Has Officially Opened to Guests
As of yesterday, YotelPad has officially opened to guests for the first time since construction has been completed. Sales for the tower began in late 2020 and the development sold out within 15 months after breaking ground.
Developed in a joint venture between Aria Development Group and AQARAT, YotelPad Miami is located at 227 NE Second Street in downtown Miami. The tower include 231 residential units while the hotel features 222 hotel rooms.
Condo units that range from 417 SF studios to 708 SF two-bedrooms. These units are located on floors 15 through 30. There are also 222 hotel units branded by the Yotel Britsh chain that occupy the lower levels of the tower.
Although the units have sold out even without a parking garage, prices for the condo units ranged from $450,000 to $500,000 and the developers have confirmed that more than half of the buyers were from China, Mexico, and Columbia.
The units will also feature high-end appliances including an Electrolux washer and dryer, Grohe and Toto bath fixtures, Smart thermostats, Smart Lock System, and custom furniture packages.

Developers for the Waldorf Astoria Miami Hotel and Residences have just announced that sales have officially reached 84% prior to breaking ground on the construction site. This is of no surprise considering most the demand for new construction condos in Miami.
Sales were launched in March 2021, and they claim that the market has been so robust that 75 percent of the inventory has been sold in the first nine months.
The 100-story tower assembled to look like staggered glass boxes in downtown Miami is the result of a collaboration between PMG, Greybrook Realty Partners, and Hilton. Rising 1,048 feet tall, Waldorf Astoria Hotel and Residences Miami will be the tallest Miami tower and Miami’s first supertall skyscraper.

Calta Group Purchases Hollywood Development Site for $9.5 Million
A new apartment development could be in the works in downtown Hollywood. The Calta Group recently purchased the site located at 2215-2239 Hollywood Blvd for $9.5 million.
The 1.6-acre site was sold by Hollywood Construction & Development LLC which is managed by Joseph Horn of Miami. The same company purchased the site just late year in May 2021 for $7.7 million.
Several retail and office buildings currently occupy the site and would need to be demolished once the project is approved. The Calta Group, which is led by Ignazio, Gaetano Caltagirone, and Igor Blatnik plans to develop an 8-story apartment tower. The tower itself would feature 180 units and 1,800 square feet of ground-floor retail space.
The original design was proposed in 2019 by Borges Architects + Associates who would remain the lead for the project.

Miami is Getting St. Regis Branded Twin Condominium Towers
The Related Group and Integra Investments are teaming together to transform the beachfront site of an affordable senior living housing facility in Miami into a pair of luxurious St. Regis-branded condo buildings. The towers are expected to rise 48 and 47 stories tall on 3.16 acres on 1809 Brickell Avenue.
The same architect who designed 220 Central Park South and 30 Park Place in New York will be the designer for this twin tower 354 unit development, Rober A.M Stern Architects. The interiors will be designed by the Rockwell Group, a New York-based design firm that is also responsible for NEMA and Treehouse Hotel.
Since 2014, Miami-based Integra has owned the existing bayfront building, formerly known as the Stanley Axelrod Towers. Integra paid $14 million for the 17-story tower currently located at the pre-construction site called the George Humphreys Tower built-in 1966.
According to documents from the Department of Housing and Urban Development withdrew the building from its affordable housing agreement in summer 2021. This implies that one of the remaining affordable housing complexes in Miami’s Brickell Financial District, one of the most expensive districts, will be demolished shortly.
According to a principal at Integra, Nelson Stabile, “Given the insatiable demand for top-tier residential product, we feel the market is ready for a bespoke building of this caliber — a masterpiece with an elevated lifestyle experience that only the iconic St. Regis brand can deliver.”
Units are expected to range from 1,300 to 7,000 square feet with prices starting at $2 million. Throughout the twin towers will span 55,000 square feet of amenities that will include a St. Regis Tea Room, an indoor lap pool, and a residents-only restaurant.
While the building will not include a hotel and short-term rentals will not be authorized, St. Regis Hotels & Resorts, located in New York, will provide services to future condo tenants.
Related and Integra expect a $2 billion sellout once the St. Regis Residences have been completed. The sales center is expected to launch in 2022 simultaneously with the sales. The ground breaking is expected to occur in 3rd quarter of 2022.
Developers for Legacy Hotel & Residences Receives Third Largest Construction Loan Ever in Florida
Developer Dan Kodsi’s Royal Palm Companies recently received a $340 million construction loan for Legacy Hotel & Residences. New York-based real estate lending joint venture Silverstein Capital Partners, provided the loan for a condo-hotel construction tower that will be located in Downtown Miami at Miami Worldcenter.
According to a press release, the financing is the third-largest construction loan ever made in Florida, behind two others for projects in Miami-Dade. The other two loans were for the building of The Estates at Acqualina in Sunny Isles Beach ($558 million) and Five Park in Miami Beach ($345 million).
Legacy Hotel & Residences began selling in late 2019 and despite the pandemic, it is already entirely pre-sold, with $160 million in sales.
The luxury tower located at 942 Northeast First Avenue, will rise 50 stories at 668 feet tall making it the second tallest tower at Miami Worldcener. This mixed-use development will feature 312 residential units, 262 luxury hotel rooms, a business center, medical office, retail space, and rooftop atrium.
The residences will include studio to 2 bedroom floor plans with 368 to 964 square feet options. The units will be fully finished and furnished. One of the unique things about Legacy is that residents will be able to rent their units without any restrictions. This includes utilizing a short-term rental company, whether its the Legacy’s rental program, Airbnb, or VRBO.
Not only is this loan one of the largest construction loans in Florida but this is also Silverstein Capital Partner’s first South Florida loan. Larry Silverstein of Silverstein Properties is an affiliate of the financial group and also led the development of the World Trade Center after 9/11.

The ground-breaking for Legacy Hotel & Residences occurred in August 2021 and is expected to reach top-off in 2024.

New Waterfront Condo Development Proposed in Edgewater
The same developers that brought you One Thousand Museum are proposing a new waterfront luxury condo development in the Edgewater neighborhood. Receiving its name from its street address, 710 N.E. 29th Street, 729 Edge will sit on 0.47 acres along Biscayne Bay.
The five parcels that the developers have planned for this project are currently under contract and they also plan to buy out Harbor 29 condominiums for this development as well.
The project itself would expand 342,848 square feet rising 58 stories tall. There would be a proposed 70 luxury units with three to five-bedroom options. The breakdown of the units would be one to two units per floor. Full floor units would expand a total of 6,174 square feet. 729 Edge would also feature 2 penthouses-styled townhomes spanning two floors.
The parking garage would rise 9 stories featuring 160 spaces. The garage is planned to be developed on 483, 485, 501, and 530 N.E. 29th Street totaling 0.41 acres. These lots are also under contract with the developers.
There would also be 13,037 square feet of commercial space between two buildings with a restaurant on the lower level of the condo tower.
Zaha Hadid with ODP Architecture & Design was the mastermind behind the design of One Thousand Museum. For 729 Edge, ODP will be the architecture and will feature some similar elements to Hadid’s designs.

Aria Reserve has Sold 40% Since Launching Sales in June on the South Tower
The Melo Group has reached another milestone in their pre-construction project for Aria Reserve in Edgewater. Including their construction permit application that is currently in review, the waterfront twin-tower project has also sold 40% of its units well before the groundbreaking.
The permit application for this project will allow for the Melo Group to begin foundation work. The foundation plans were submitted in early September. The plans will also include pilin work that was valued at $132,750.
Sales for Aria begin in late June of the 62-story South Tower. The North Tower is anticipated to launch sales closer to construction. According to the Melo Group, over $40 million of all 12 penthouses have sold within 90 days.
Construction deposits include a 30% deposit for all U.S. buyers and a 40% deposit for all international buyers. According to the developer, more U.S. has purchased penthouses.
Aria Reserve will rise 62 stories tall reaching 627 feet, making it the tallest dual waterfront residential development in the United States. The project will feature two towers, each with 390 units and 1,608 parking spaces.
Residential units will begin at $750,000. Although sold out, the penthouses started at $12 million. Units will feature 1 to 4 bedroom floorplans with 1,100 to 2,600 square feet of options. The penthouses themselves range from 3,500 to 9,000 square feet with each of them featuring a 3-car garage.
