Phil Collins’ Former Miami Beach Mansion set to be Demolished
Orlando Bravo, managing partner at Chicago-based private equity, Thomas Bravo purchased Phil Collin’s waterfront mansion in January 2021 for $40 million. Since then Bravo has been working with the City of Miami Beach Design Review Board on plans to submit blueprints for a new construction home.
The existing property located at 5800 North Bay Road features 12,153 square feet of living space including 7 bedrooms, 8 full baths, and 3 half-baths. The property also features a pool overlooking the water, a koi pond, and an expansive jacuzzi.
The 200 feet of Biscayne Bay frontage makes this location ideal with a large boat dock. The home was built in 1929 and was expanded in 1986 as well as 1987. The main house was again altered in 1991 and 2006 with kitchen and bathroom updates. The property sits on 1.2 acres of unobstructed Biscayne Bay views.
Bravo plans to replace the home with a more modern-style mansion with a tropical garden surrounding it. The new residence’s main house would include 5 bedrooms, 5 bathrooms, a formal living room, a family room, a dining room, a movie room, and a wet bar. The residence’s 2 car detached garage would host the staff’s quarters, 2 separate suites as well as 2 home offices. The property will keep the current dock and pool but there will be an outdoor kitchen/barbecue area, spa, and gym.
Not only did Phil Collins own the property but Jennifer sold it in 2005 for $13.9 million. According to the Wall Street Journal, the property is being demolished due to the home having issues with flooding.
Floyd Mayweather Jr. Purchased Miami Beach Mansion for a Knockout Price

Floyd Mayweather Jr., former heavyweight boxing champion recently purchased a waterfront mansion for $18 million.
This home built in 2011 is located at 288 South Coconut Lane on the ultra-exclusive Palm Island in Miami Beach. This waterfront mansion features 3 floors of 10,853 square feet of living space all on a third of an acre. The 9 bedrooms, 10.5 bathrooms boasts 360 degrees views of the Miami skyline, bay, and the ocean.
The amenities for this gorgeous home include an outdoor movie theater, gym, dock, pool, and a 4 car garage. This waterfront home also features a private boat dock that can accommodate a 100-foot boat dock.
The home was originally listed in 2016 for $21.8 million and has since then been on and off the market with the last list price of $19.9 million. The Viyellas originally purchased the lot in 2009 for $2.7 million.
Candido Viyella, a former Morgan Stanley executive, and his wife Annabelle are listed as the sellers for this property, records show. Fojoso LLC, a Nevada-based corporation managed by Mayweather shows as the purchaser of the property.
Mayweather is not a new resident of Miami. Just last year, he sold his Pine Tree Drive home in Miami Beach for $6.3 million. He originally paid $7.7 million for the property.
Mayweather is considered one of the best boxers in the last 10 years. According to Forbes, Mayweather is also considered one of the top-earning athletes of 2019, earning around $915 million for that year.
The Next Steps: After the Champlain South Tower Collapse
In the wake of the condo collapse at Champlain Towers South, we are starting to see a shift in homeowner association infrastructure reporting as well as maintenance. Towns and local governments ordered immediate inspections and updated reports on older towers.
Miami/Dade County ordered inspections on towers older than 40 years of age. Miami Beach ordered an additional and immediate building inspection on all of their towers since the collapse.
Aventura, Florida is one of the only cities in Florida to pass an ordinance requiring condo associations to provide the officials with engineering and architectural reports within 24 hours, when requested. These reports will include concerns electrical, structural, or life safety concerns and on an annual basis.
According to the city press release, associations that do not comply with the new guidelines will be fined up to $500 a day and up to 60 days in prison.
This new ordinance was passed on Thursday and was sponsored by the Mayor of Aventura, Enid Weisman. The ordinance will become law once it receives a second approval.
Mayor Weisman stated, “There is nothing more important than ensuring the safety of the residents of Aventura. Requiring that reports indicating potential dangers to our residents are provided to the city will create transparency and help us to ensure the structural and electrical integrity of our residents’ homes.”
A second meeting is scheduled on August 10, 2021, to officially vote on the new ordinance.
We are encouraged by the actions of Aventura Florida and we hope to see the same ordinances and guidelines for all of Florida.
BVLGARI is Expected to Launch its First US Hotel Location in 2024 in Miami Beach
Bvlgari is known for its one-of-a-kind luxury products but that isn’t limited to its line of watches and accessories. They also have 11 branded hotels in Milan, London, and Dubai, just to name a few. With their recent expansions in Moscow and Paris, the brand has also decided to open its first location in the United States at none other than one of the hottest cities in the country, Miami Beach.
Located at 100 21st Street, the hotel will be waterfront with direct Miami beach access. The location will place Bvlgari just a few steps from the Miami Art Deco district. Bvlgari originally purchased the property for $140 million.
Because of its location, the project was recent approved by the Miami Historic Preservation Committee. Bvlgari Hotel will feature its signature Italian luxury brand while still celebrating its 1950’s style and historical significance.
The Italian architectural firm Antonio Citterio Patricia Viel will be finalizing the design and restoration of the property in the coming months. The hotel will feature 100 rooms with most of them suites, a spa, outdoor pool, fitness amenities, a restaurant by Chef Niko Romito, and a Bvlgari branded bar.
According to the CEO of Jean-Christophe Babin, “We are particularly proud to have secured such an extraordinary location for the new Bvlgari Hotel in Miami. This will be our first property in the United States which is a key market for our Brand and we are delighted to add the vibrant and glamorous Miami Beach to our Collection.”
Bvlgari Hotels & Resorts is expected to begin construction in quarter 4 of 2021 with an anticipated opening date in 2024.

October 2018: Structural Engineering Report
In October 2018, a structural engineering report with Morabito Consultants notes in a nine-page report numerous problems and major structural damage at Champlain Towers. The report included that the structural concrete slab is flat instead of sloped, which causes water to pool (with the hope that the water evaporates) instead of draining off. The parking garage also showed significant cracking in concrete beams. The report states that failure to repair the damages could “cause the extent of the concrete deterioration to expand exponentially.”
November 2018: Champlain Towers Condo Association Board Meeting
After the initial engineering report was released, a Surfside official during a November 15, 2018 board meeting stated that the condo tower was in good condition. According to the minutes of this board meeting, “Structural engineer report was reviewed by Mr. Ross Prieto. It appears the building is in very good shape.” *Ross Prieto was an official for the town of Surfside but is no longer employed for the town.

April 2021: A Letter to Residents
The President of the Condo Association board of directors sent out a letter to the residents of Champlain Towers South. The letter stated that the building had worsened since the original inspection in 2018, and that “the concrete deterioration is accelerating. Observable damage such as in the garage has gotten significantly worse since the initial inspection. When you can visually see the concrete spalling, that means that the rebar holding it together is rusting and deteriorating beneath the surface.” An estimate of $15 million special assessment was proposed to pay for the structural repairs.
June 24, 2021: The Collapse
Around 1:19 am, the condo tower starts to shake and partially collapses destroying around 55 units. Rescue crews immediately raced to the site to search for survivors. The same day, Florida Governor DeSantis declared a state of emergency for Miami-Dade County.
June 25, 2021: Emergency Declaration for Florida
President Biden approved an emergency declaration for Flordia that allowed FEMA (Federal Emergency Management Agency) to send federal resources to aid in the search and rescue efforts.
June 26, 2021: Residential Audits
Miami-Dade County Mayor Daniella Cava announced an audit on all properties that are 5+ stories high and at least 40 years old.
June 27, 2021: Search and Rescue
The search continues for those missing in the condo collapse. Miami Fire Search and Rescue are working around the clock to locate those missing. The process has been strategic because they have to assure the safety of the teams as well as limit any additional damage to the building that could cause further harm to survivors.
July 1, 2021: A Community in Mourning
As of today, the Surfside and Miami communities have been coming together with daily vigils to pray and mourn for those lost in the devastating condo collapse. Outside of the destruction, a fence with missing residents’ pictures hangs solemnly. Local restaurants have come together and are feeding the rescue and volunteer teams. Hotels are also housing residents of Champlain Towers. According to authorities, 18 people have died with 140 still missing. President Biden also visited the site to discuss the rescue efforts and to offer condolences to the community.
Future: A Change in Procedure
We do not know the exact cause of the condo collapse but we do know that an investigation into the destruction will take months to complete. With this collapse, we are already seeing a much-needed change in procedure, including the Mayor’s condominium audit memorandum now in place. It is also important that associations, engineers, and officials take the warnings more seriously in the future. And we’re hopeful that with new rules and regulations in place, a devastating event like this can be prevented in the future.

Construction Permits Filed for NEMA Miami
In the wake of Miami’s construction boom, it is of no surprise that another tower will be underway soon. Plans for NEMA Miami were originally announced in February 2020 with plans to break ground earlier this year. The permits for this tower were finally filed this week with an anticipated groundbreaking mid to late August 2021.
Located at 2900 Biscayne Boulevard, NEMA Miami will rise 39 stories high at 428 feet high with plans of 588 apartments. There will be an additional 56,000+ square feet of retail space with a potential organic grocery store occupying a portion of the space. Located at the edge of Wynwood and Edgewater, NEMA will be centrally located close to the Design District as well as Brickell.
NEMA Miami will be Designed by Arquitectonia and the Rockwell Group, and developers include Crescent Heights. Crescent Heights have been responsible for all of NEMA towers.
The design appears to be a more modern style with a glass exterior reflecting the Miami sky. According to their website, “no two NEMA’s are alike,” and that their designs represent the culture of the neighborhood that they are located.

Doubling in Value – Venetian Island Waterfront Mansion Sells for $30 Million
The Venetian Islands in Miami are man-made islands connected by the Venetian Causeway from downtown Miami to Miami Beach. These islands offer some of the most lavish and unobtrusive island living in Miami. Totaling 6, each island offers its on appealing qualities.
In the winter months, you will see socialites, notables, and celebrities flocking to these gorgeous islands for a private and luxurious getaway. Volume for Condo Sales Rose more than $60 Million for June
According to the Miami-Dade MLS (Multiple Listing Service), condo sales for Miami rose more than $60 million, while the number of units remained steady. As of last week, 273 units sold, which is very similar to the previous week with a dollar amount totaling just over $210 million, with the previous week at $149.3 million.
The average sell price for condos from June 13 to June 19 is up to $770,000 with the previous week at $541,000. The most expensive sale for this week included a penthouse at Miami Beach’s Faena House for $11.2 million equaling $2,628 per square foot. The unit was on the market for 267 days.
Faena House condominium is located at 3315 Collins Avenue in Miami Beach. It is an ultra-luxury tower with 47 units rising 18 stories tall. This building offers 1 to 4 bedroom floor plans with 1,307 to 8,273 interior square feet of living space. Residence features include; Miele appliances, Dornbracht bathroom finishes, marble flooring, and Crestron Automated Systems. Residents enjoy exclusive amenities including a 24-hour doorman, valet, spa, fitness center, beach club, and direct ocean views.
The second most expensive sale was at the Surf Club Four Seasons in Surfside selling for $6 million at $3,409 per square foot. This property was on the market for 126 days.
Surf Club Four Seasons located at 9001 Collins Avenue and 9111 Collins Avenue in Surfside was designed by architect Richard Meier who brilliantly blinded the historical Surf Club and the new 12-story development. The Surf Club Four Season features 150 residences and 77 hotel rooms. The residences feature 1 to 5 bedroom units with staff quarters ranging from 1,411 to 7,500 square feet of living space with floor-to-ceiling glass walls, expansive balconies, and unobstructed views of the Atlantic Ocean and Biscayne Bay.
Continuum South Beach Bulk Sale for $30 Million by Two Former Morgan Stanley Execs
In 2014, Karen Bechtel and her husband William McKinley Osborne III (former Morgan Stanley executives) purchased 3 total units at Continuum South Beach South Tower for $21 million. Records show that they purchased units 3602, 3603, and 3604 and combined it into one unit totaling 8,229 square feet on the 36th floor.
The full-floor condo was originally listed in March 2021 with an asking price of $36.5 million. The gorgeous combined units feature a total of 6 bedrooms, 5.1 bathrooms with a 2-story main suite. Two kitchens, a theater and 3,704 square feet of balconies make up the rest of the luxury apartment.
According to county records, the buyer was listed at MFTMA Holding LLC. The price per square foot totals $3,646, and is considered Miami Beach’s fourth most-expensive condo deal since 2005.
Continuum developer Ian Bruce Eichner also sold his penthouse in the building for $35 million in April 2021 that was originally listed for $48 million two year ago. Another sale for Continuum included CEO of a financial tech company purchased 2 combined units for $12.1 million.
Bechtel and Osborne were both Managing Directors at Morgan Stanley from 1980 to 1991. Bechtel is currently a senior adviser at Carlyle Group. During the pandemic, they established a non-profit organization called Meals for Heroes Miami that focused on partnering with local restaurants to provide food for health care workers and first responders. In April, the couple bought a mansion in Tahiti Beach for $28.9 million.
