Things are moving along with Waldorf Astoria Miami Hotel and Residences. At just 72% sold, developers have officially announced the ground-breaking for the elusive 100-story Miami tower.

The pre-construction tower is being developed by PMG (Property Markets Group and Greybrook Realty Partner in a joint collaboration. Rising 1,048 feet tall, Waldorf Astoria Hotel and Residences Miami will be the tallest Miami tower and Miami’s first supertall skyscraper.

According to the Managing Partner of PMG, Ryan Shear, the 72% mark was achieved in just 9 months. Shear also stated, “Miami is booming and quickly entering a new development cycle, and we are thrilled to be part of the Waldorf Astoria Miami’s legacy, which will forever transform the city’s skyline.”

In the press release of Waldorf, the developers stated that around 55% of buyers are domestic while 45% are international buyers. Most of the domestic buyers were from the Northeast, California, and South Florida. The international buyers include Mexico, Russia, Turkey, and Colombia.

This luxury project will include 360 condo residences, 205-key hotel rooms operated by Waldorf Astoria.

The building was designed by Carlos Ott and Sieger Suarez Architects. The design will resemble nine large, staggered/stacked glass cubes. The interiors of Waldorf Astoria Residences Miami were designed by BAMO.

Currently, there is a construction permit currently under review with Miami’s Building Department. The groundbreaking is scheduled for the first quarter of 2022 with a completion date set for 2026.

Waldorf Astoria Hotel and Residences Miami will rise 1,049 feet tall making it Miami’s tallest and its first supertall skyscraper. The tower itself offers 100 floors of luxury residences and amenities expanding over 1.5 million square feet vertically.

With nine offset, stacked glass cubes rising over Miami, this tower will be like no other residential project in Miami or in the world. Sieger Suarez, responsible for the Burj Al Arab tower in Dubai, and Carlos Ott, responsible for Echo Brickell, have partnered on the design of this remarkable tower.

Waldorf Astoria Hotel and Residences Miami will feature 361 condo units and 205 hotel rooms. The condo residences will range from 1 to 4 bedrooms (located in cubes 4 through 7), not including the “Sky Collection” or the penthouses.

Until today, the developer of Waldorf Astoria Residences Miami had only released cubes 4 through 7. In a two-part VIP Broker event this afternoon, Cube 8, known as the “Sky Collection”, was unveiled.

The sky collection consists of four units per floor totaling 40 units altogether (floors 80-89), ranging from 2 to 4 bedroom floor plans. The 2 and 3 bedroom units will be west-facing while the 4 bedroom units will be east-facing. The residences will feature 2,465 to 2,575 total square feet including terraces. Sky residences will feature 12-foot ceilings and will have the same finishes as the penthouse residences. Sky collection pricing range from $5 to $9.2 million.

For buyers requiring more living space, Waldorf Astoria Residences Miami will have five, full-floor penthouses, all located in Cube 9 of the supertall tower. Each floor will total 13,155 square feet, including east and west terraces, and feature 14-foot-high ceilings with floor-to-ceiling glass windows. The west terraces will include a summer kitchen and plunge pool. Two of the five penthouses have already sold, and the remaining three are asking $40 million.

Currently, Waldorf Astoria Residences Miami is 60 percent sold. At today’s VIP broker event, it was announced that full sellout (totaling $1 billion) is expected by March 2022. Groundbreaking is still planned for Q1 2022.

Waldorf Astoria Hotel & Residences Receives Official Approval for Demolition

The Waldorf Astoria Hotel & Residences Miami will rise 100 stories at 1,049 feet tall making it the “highest skyscraper south of Manhattan.” In June, the developers launched Waldorf Astoria’s official sales gallery located at 400 Biscayne Bay, right across from the construction site.

Waldorf Astoria has received official approval to begin clearing the site. According to the Miami Building Department, the demolition permit was submitted in early June 2021 and officially approved on August 4, 2021.

Clearing the actual 5,000 square foot site is estimated to cost around $30,000. The developer is working with The BG Group for demolition.

The developers include PMG with Sieger-Suarez Architects are the designers for the project. This tower will be truly one-of-a-kind with a unique design featuring 9 stacked glass cubes offsetting each other as they go vertical. Design interior created by BAMO design firm.
