Former NFL Player Proposes 15-Tower Mixed-Use Project in North Miami Beach
A company headed by former NFL player and Pro Bowler Elvis Dumervil, now a real estate developer, plans to transform a dilapidated apartment building in North Miami Beach into a 15-story mixed-use development.
The city’s Planning and Zoning Board will discuss proposals for Prestige Boardwalk on the 2.28-acre site at 16651 N.E. 18th Ave. in a town meeting today. The existing 94 flats on the property were constructed between 1957 and 1961.
In 2018, Prestige Boardwalk LLC, run by Dumervil of Prestige Estates in North Miami, paid $9.5 million for the property.
The current apartment building would be replaced with two buildings housing 409 units, 11,151 square feet of retail space, and a 642-space parking garage with 126 spots designated for electric vehicle charging. Additionally, there would be pedestrian bridges connecting the two buildings on the second and eighth levels, as well as a pool/amenity deck on the eighth floor. A boardwalk would run beside the Snake Creek Canal.
Between 578 to 1,316 square feet would be available in each unit. There would be 57 three-bedroom units, 34 studio apartments, 167 one-bedroom apartments, and 151 two-bedroom flats.

Dumervil founded Prestige Estates following a successful NFL career. He was a linebacker who participated in five Pro Bowls while playing for the San Francisco 49ers, Baltimore Ravens, and Denver Broncos. The North Miami neighborhood where Dumervil grew up has seen hundreds of flats purchased by Prestige Estates.
New Renderings Released for the Upper Penthouses at Baccarat Residences Miami

New Residential Project Approved in Miami Beach- 72 Park
72 Park, a condominium tower approved for short-term rentals that will be built in Miami Beach, has been announced by the NYC and Miami-based development company Lefferts. This will be the first new luxury tower on Miami Beach to allow vacation or short-term rentals when it is finished in early 2024.
The project will include 206 units with sizes ranging from 470 to 1,177 square feet and prices beginning in the $700,000s. In late July, 72 Park’s topping-off ceremony is anticipated to take place.
The stunning 22-story project by national architecture firm Built Form is situated at 580 72nd Street in Miami Beach. When finished, the opulent tower will provide residents with breathtaking 360-degree views of everything from Downtown Miami to the Intracoastal Waterway.
The LEED Gold-certified condominium tower features Jr., one-, two-, and three-bedroom units with spacious floor plans, high ceilings, deep balconies, Italian cabinetry, imported stone, and energy-efficient appliances. Urban Robots Associates designed the interiors and landscapes. Construction Update for 1775 Biscayne Boulevard in Edgewater
The Regulatory and Economic Resources Department of Miami-Dade has received plans for stormwater improvements at an Edgewater development site at 1775 Biscayne Boulevard.
In a letter included with the submission, Langan Engineering and Environmental Services stated that it had been hired to handle the permit processing for the project’s proposed drainage improvements. Another permit for a fence was submitted this month as well.
The proposed development will include a 42-story skyscraper with a parking garage, amenities, residential, and retail space.
The proposed project includes studios to two-bedroom units all equipped with stainless steel appliances, washers and dryers, and quartz countertops.

The Silvermans initially planned a 53-story mixed-use skyscraper on the site with 444 residential units, 200 hotel keys, 45,600 square feet of commercial space, 64,500 square feet of office space, and a 546-parking garage through their V Downtown subsidiary. A Miami board approved the necessary exemptions for the construction in 2017, but the project was never completed.
Construction is anticipated to begin in early 2024 with completion in 2026.
Related Group Secures 18,000 Square Foot Lot in Edgewater for Development
Leading developer Related Group has purchased an 18,000-square-foot land piece in Edgewater, Miami, consisting of three adjacent sites in collaboration with Alex Karakhanian of LNDMRK.

The 100-story Waldorf Astoria Hotel & Residences in Miami is progressing significantly with the filing of tower crane licenses for 300 Biscayne Boulevard. Alta Developers Plan to Build 96 Unit Development in North Miami
In North Miami, Alta Developers plans to replace an outdated waterfront apartment complex with a 96-unit condo development.
According to an Alta application to Miami-Dade County, the Miami-based development company, directed by Raimundo Onetto, wants to construct an 18-story structure on the 0.8-acre plot where the demolished Mid Bay Club Apartments once stood at 11950 North Bayshore Drive. Records show that in April, Alta asked the county to permit a reduction of the necessary setback from the shoreline to 25 feet.
Buildings with curved balconies and floor-to-glass windows are seen in renderings. A rough estimate of 96 condos has been given for the project, which was designed by Revuelta Architecture International.
According to records, Alta spent $14 million purchasing the Mid Bay Club Apartments and an empty 0.2-acre land across the street last year.
The application for the North Miami project comes as Alta is planning a number of additional projects.
Alta plans to erect an 18-story, 223-unit apartment complex next to Dadeland Mall at 9600 South Dixie Highway. It would be the second 18-story multifamily building constructed by Alta there. It is anticipated that the first 296-unit tower will shortly acquire its certificate of occupancy.

Following the purchase of additional property for the Legacy Residences at Miami Worldcenter tower project, developers have recently released updated designs.

Financing Secured for The Crosby Miami Worldcenter
The vertical construction of The Crosby Miami Worldcenter, which is positioned to provide further density to the existing buildings at Miami Worldcenter, has been successfully funded with a sizeable $94.2 million by The Related Group and Merrimac Ventures.
