After years of anticipation, the Midtown 1 tower, a groundbreaking project set to redefine the skyline of Midtown Miami, is advancing towards realization. The project has now been sent for review by Miami’s Urban Development Review Board, with the initial renderings of this architectural marvel released to the public for the first time.

Standing at an impressive height of 596 feet, Midtown 1 is slated to become the tallest tower in Midtown Miami. The tower will rise up to 48 stories, towering over the district and offering breathtaking views of the cityscape. This high-rise is designed to accommodate:

The architectural genius behind Midtown 1 comes from Arquitectonica, a renowned firm celebrated for their innovative and forward-thinking designs. The project is being developed by Midtown 1 Investments, a collaborative venture led by Terra and Lion Development Group. This partnership brings together extensive experience and a shared vision for transformative urban development.

The Miami Urban Development Review Board is scheduled to conduct a hearing on the proposal on May 15. This session is crucial as it will determine the next steps in the approval process, moving closer to bringing this ambitious project to life.

Due to Miami’s exceptional growth, which has surpassed that of other major international cities, there is now a greater need and demand for economic drivers, such as healthcare, in order to support the city’s expanding infrastructure.

The Allen Morris Company, one of the largest diversified real estate firms in the southeast, and Black Salmon, a national commercial real estate investment firm based in Miami, have teamed up to develop Highland Park Miami, further solidifying the metropolitan area’s position as the second largest health district in the United States. The 7-acre, $1 billion mixed-use development will add around 10% to the Miami Medical District’s footprint.

Preliminary site clearing for the eagerly awaited Highland Park Miami project will start later this year. The creative team behind the multi-phased development has spent the last ten years conceptualizing and planning Highland Park Miami. They have traveled to important medical centers in the US, such as Houston and Rochester’s renowned Mayo Clinic Health District, to gain a deeper understanding of the needs for such a significant and vast project.

The development of Highland Park Miami will be at the nexus of business and health. The multi-block, mixed-use complex will comprise hotels, residential buildings, supporting retail, food and beverage uses, and green space, and will house medical and related office uses in an urban setting. The internationally acclaimed architecture firm Arquitectonica is responsible for the project’s master planning and design.

Naturalficial, a Miami-based landscape architecture and design firm, has transformed Highland Park Miami, from an unused area into a walkable, gorgeously planted lifestyle community that promotes health and wellness. In order to stress connectedness as a crucial component of the design, it will have 1,000 residential units created by Oppenheim Architecture, a 150-room hotel, and 500,000 square feet of medical office space weaving through open pathways and vegetation.

At 800 NW 14th Street, Highland Park Miami will be situated between the bustling Miami River and Florida State Road 836, a significant east-west transit route that connects to the airport and practically all of the city’s top attractions. Being a transit-oriented development (TOD) and being only 400 feet from a Metrorail station, it will also draw a significant amount of density.

Developers File Coastline Review for a 30 Story Mixed Use Tower

In North Bay Village at 1755 Kennedy Causeway, B Developments under the LGE NBV, LLC submitted a request to Miami-Dade County for a coastline review. Arquitectonica was hired by the developer to create a mixed-use structure that would be 345 feet tall, 30 floors tall, and directly face Biscayne Bay.

Due to the property’s frontage on Biscayne Bay and its compliance with Article III, Section 33D of the Miami-Dade County Code of Ordinances, the application is necessary. The coastline setback and side setback are subject to variance requests from the developer. A structure with 30 floors must be 75 feet away from the main shoreline and 25 feet away from the side shorelines, according to the County Code’s setback requirements.

The property can’t be developed strictly in accordance with the criteria due to the tower’s height, the property’s size, and the lot’s proportions. To build in compliance with the site plans, the setback from the beach would have to be decreased to 25 feet, resulting in a 50-foot variance.

The developer is offering to construct a public bay walk behind the property along Biscayne Bay as leverage to get the variances allowed for the project because the County standards cannot be met. On the plus side, the proposal complies with the 2020 Island Walk Design Criteria as well as the North Bay Village Unified Land Development Code.

According to floor designs submitted in February 2022 to the North Bay Village Planning & Zoning Board, the distinctive two-story waterfront restaurant would occupy 19,455 square feet of area between the ground floor and mezzanine level. From the mezzanine level to floors 2 through 5, 8 and 9, the majority of the west podium would be occupied by offices. There are five storeys of parking on the podium’s remaining surface.

On the 6th and 7th floors are the residential amenity levels, which have a landscape deck with three pools, barbecue spaces, fire pits, kids’ splash pads, party lounges, residential lounges, game rooms, sky lobbys, and fitness centers. On the south and west sides of the sixth level, there will be a separate amenity deck that the office tenants can use.

Residential units would start on the 10th level and range in size from 670 to 2255 square feet, including 104 one-bedroom, 83 two-bedroom, 8 three-bedroom, and 6 four-bedroom units.

A mixed-use, two-tower project in the Wynwood neighborhood broke ground in March 2021. Located at 129 N.W. 26th Street and 127 N.W. 26th Street gives it the names Wynd 27 and Wynd 28. Construction for these towers is set to top off soon.

According to the contractor’s Instagram, Beauchamp’s administrative staff visited the site to sign the beam for the future top-off ceremony. Kusher Companies and Block Capital Group are responsible for the development.

This project will consist of 152 apartments, 46,000 square feet of office space, 33,500 square of retail space, and 232 parking spaces with three roof decks and a large contemporary outdoor courtyard. One building will rise 5 stories and one will rise 8 stories.

WYND 28 and WYND 27 New Construction Towers

Kushner and Block Capital obtained an $80 million construction loan for the 2 tower development. Designer for this project is Arquitectonica, who is also responsible for Inter Miami CF Stadium, Miami Freedom Park, Mr. C Miami-Coconut Grove, Brickell City Centre, 500 Brickell, and SLS Brickell Hotel & Residences.
