Rooftop Skydeck Design Revealed for Lofty Brickell
Newgard Development Group has recently revealed designs for a rooftop sky deck on the 44th floor at Lofty Brickell.
The 10,000-square-foot space can host private events of all sizes, from intimate corporate get-togethers to wedding celebrations. The rooftop will have a catering kitchen, a private pool, modular couches, movable bars, and gorgeous vegetation. When events are not occurring, owners will have exclusive use of the area.
According to the newest press release, the project has reportedly been sold out more than 92% overall with a few penthouse units left, beginning at $2.2 million.
The 362-unit LOFTY, designed by Arquitectonica, has 40,000 square feet of thoughtfully chosen amenities, including a private marina, a members-only social club, resort pool deck, and fitness center, indoor/outdoor cigar lounge, co-working lounge, meeting rooms, along with 309 tower residences, including studio, one-, and two-bedroom units.
The 53-unit Penthouse Collection at LOFTY features roomy two-, three-, and three-bedroom plus den apartments that have been carefully selected and will be outfitted by renowned design firm Artefacto. Penthouses range from $1.95 million to $3.5+ million.
A 5-star alternative for the owner and traveler who might choose to stay and own differently but does not want to give up the services and amenities of a hotel, LOFTY is the next evolution of condo ownership, located just across from Brickell City Centre. Each home will be delivered finished and furnished, and short-term rentals are allowed under professional supervision.
The 44 levels of upscale interiors at LOFTY were designed by INC, the multi-disciplinary INC Studio. The landscape designer is Urban Robot Associates.
The 44-story luxury condominium located at 99 SW Seventh St, Miami is now under construction on the Miami River. The new partnership with YUPIX is expected to boost interest in LOFTY even further.

Avra Estiatorio Opens Second South Florida Location at Lofty Brickell
Avra Estiatorio, a Greek eatery with a Manhattan origin, will open a second location in South Florida at the newest residential tower, Lofty Brickell.
Restaurateurs Nick Tsoulos, Nick Pashalis, and Marc Packer, the partners behind the upscale brand, have secured a lease for the bottom level of Brickell’s Lofty condo complex by Newgard Development Group.
The 15,000 square foot, 15-year contract, which has the possibility to be extended, can seat up to 300 patrons and a 3,000 square foot outdoor seating space with views of the Miami River. The triple net asking rent was $150 per square foot.
Once Lofty Brickell is complete, Ava Estiatorio will open. Only 1,500 square feet of retail space remain at the Lofty property after the Avra lease.
The first Avra Estiatorio restaurant debuted in New York’s East 48th Street in 2000. Now, the restaurant has three locations: two in Manhattan and one each in Beverly Hills.
The official groundbreaking on the 44-story Lofty Brickell occurred this morning with Newgard Group in attendance and a celebratory champagne toast.
Lofty Brickell is a $300 million project with 362 condo units while 88% of the units already under contract.
Designed by internationally acclaimed, Arquitectonica, interiors will be designed by a New York-based interior design company INC New York. Developer Harvey Hernandez is also responsible for Brickell House and Centro towers. Hernandez purchased the Lofty lot for $50 million.
The contractor is named as Americaribe-Moriarty JV. According to a late October FAA approval, Lofty will soar to a height of 574 feet.
Lofty will feature a number of wonderful amenities including a butler service, rooftop pool, car service, and a 5-star restaurant that hasn’t been disclosed. This tower will also include a private marina with available docks for boating.

Developer for Lofty Brickell File Construction Permit
Miami’s Building Department is currently processing a construction permit to allow work to start on the 43-story Lofty Brickell tower.
Since the entire tower designs don’t yet appear to have been submitted, they aren’t currently being examined. However, it appears that on October 27th, the projected $420,000 in permit fees were paid in full.
A total of 362 residential units are being developed, per the permit application.

Developers for Lofty Brickell Acquire $170 Million Construction Loan
Newgard Development Group, the Miami-based real estate company led by Harvey Hernandez recently acquired a $170 million construction loan for Lofty Brickell.
Lofty Brickell is a 44-story apartment tower that is a component of a three-building and marina project proposed by the Coconut Grove-based 3650 REIT. The 1.6-acre construction site located at 99 Southwest Seventh Street on the Miami River.
According to the press release, Lofty Brickell will contain a private marina, a members-only social club, and an NFT art collection for unit owners.
Similar to its sister tower, NATIIVO (which sold out less in less than a year) Lofty will feature 380 units of fully finished and furnished interiors that will be available for rent nightly, daily, and/or monthly. Residents will have the option of self-managing their units (VRBO or Airbnb) or using Lofty’s onsite management.
Rising 44 stories, Lofty will feature studio, 1, and 2 bedroom floor plans with 485 to 930 square feet options. Pricing starts at $493k for a studio. There will also be available penthouses but the information hasn’t been released as of now.

Eighty percent of the tower’s units are under contract and Newgard anticipates starting construction in the fourth quarter of this year. When Newgard paid $50.5 million for the Brickell-area property in September, 3650 REIT also gave the developer a $55 million acquisition loan. The new construction loan was obtained by Lotus Capital Partners under the direction of Faisal Ashraf.
