FAA Approves Height for New Brickell Tower, Clearing a Major Hurdle

In a significant development for the Brickell skyline, the Federal Aviation Administration (FAA) issued a determination this morning stating that the proposed height for a new tower in the area does not present a hazard to air navigation. The determination letter from the FAA specifically noted that the Calle 8 building height of 737 feet above ground level, or 750 feet above mean sea level, is within acceptable limits.

This decision comes after the Miami-Dade Aviation Department initially objected to a greater proposed height. In April, the development team submitted the new height proposal to the FAA, following concerns raised by the county’s aviation officials. A March letter from these officials stated that an earlier proposal for a tower height of 870 feet above sea level would not comply with the airport height zoning regulations, prompting the revision.

The architectural design of Calle 8 is particularly striking, spanning 65 stories. As of this month, the project is progressing through the zoning approval process with Miami-Dade County planners. The plans for the tower include ground floor retail spaces, a performing arts venue or retail complex, and 464 residential units, alongside various amenity spaces.

Millennium Developments of Brickell, the developer behind this ambitious project, aims to contribute a significant new structure to the Brickell area. With FAA approval secured, the development is poised to proceed further, bringing this vision closer to reality.

La Maré, an elite collection of two light-filled modern contemporary boutique condo towers, have launched in Bay Harbor Islands by Chicago-based Regency Development Group. Kobi Karp, a renowned international architect, created the vertically stacked tropical luxury villas with Debora Aguiar Arquietetos, a Brazilian designer best known for creating the interiors of 1 Hotel South Beach among other projects, is in charge of the exterior design.

La Maré is the first venture for Regency Development Group in the South Florida region. The construction is anticipated to begin later this year and be finished in 2025. The price of the villas will be between $1.375 million and $8 million.

Thirty-three units can be found in the eight-story Regency Collection glass-clad contemporary boutique building. Nine to ten foot floor-to-ceiling windows open out to large wraparound outdoor living spaces. The homes units will feature direct private elevator access with 1,600 to 4,000 square feet of living space, two to four bedrooms, and two to four and a half bathrooms.

The north and south corners of the second floor are adorned by two opulent 4,200 square foot Bay Villas, each with a spiral staircase leading to a ground deck with a private pool and a summer kitchen. Two of the building’s four penthouses, which have access to their own private rooftop pools and summer kitchens, are flow-through corner residences.

Nine units in an eight-story structure from the Signature Collection will be meticulously created for families with seclusion at the forefront and will range in size from 2,100 to more than 4,200 square feet.

The Signature and Regency Collections will feature bayfront verandas and outdoor spaces with landscaping, boat slips, lounge areas, and a resort-style rooftop pool deck with a pool, jacuzzi, and lounge chairs.

Low impact, all-glass buildings that are LEED certified and blend in with Bay Harbor’s community will be built on elevated piles to allow them to be independent of high and low tides and adapt to South Florida’s constantly changing weather.

A modern fitness center, a wine cellar, and an outdoor kitchen and bar lounge are just a few of the exclusive Signature Collection building features. The price range for these villas will start at $2.875 million to $6.3 million. Later this year, construction is slated to begin, and it will likely be finished by the end of 2024.

A utilities agreement between Fortune International Group and Château Group has been reached, allowing the St. Regis Residences Sunny Isles Beach, a two-tower residential complex planned at 18801 Collins Avenue in Sunny Isles Beach, to begin construction.

The utility agreement, which was signed on March 15th states the amenities, unit count, and parking.Patricia Anastassiadis, a designer based in So Paulo, and Arquitectonica are the interior and landscape architects listed for the project

Two 62-story towers are planned by the developers, which will be taller than any structures in the Sunny Isles Beach neighborhood. First to be finished, the 175-residence St. Regis Residences South Tower. The north tower can rise to 744 feet above ground level or 750 feet above sea level, according to FAA licenses that were approved in March 2022. The south tower is allowed to rise to 739 feet.

These heights will match the proposed height of the nearby Bentley Residences, making the north tower the tallest structure in the neighborhood based on roof height. La Playa Beach Associates LLC, a partnership between Chateau Group and Fortune, is the owner of the 4.7-acre property at 18801 Collins Avenue, which is situated on 435 linear square feet of shoreline property.

The shapes of the towers, which were influenced by the elliptical path of the Earth, convey a feeling of harmony with the natural environment. The project’s enormous curve is given a deeper significance while also creating a distinctive form that contrasts with the city skyline. The floor-to-ceiling windows of the apartments, which provide stunning views of the ocean, city, and Intracoastal, as well as the fine choice of materials and finishes, all bear witness to the meticulous attention to detail and skilled craftsmanship.

In less than six months, the property has already reached $750 million in reservations. The floor-plans for the units will range from 2,000 to 5,600 square feet for two to five bedrooms, as well as 6,600 to over 10,000 square feet for Sky Villas and Penthouses.

The official groundbreaking on the 44-story Lofty Brickell occurred this morning with Newgard Group in attendance and a celebratory champagne toast.

Lofty Brickell is a $300 million project with 362 condo units while 88% of the units already under contract.

Designed by internationally acclaimed, Arquitectonica, interiors will be designed by a New York-based interior design company INC New York. Developer Harvey Hernandez is also responsible for Brickell House and Centro towers. Hernandez purchased the Lofty lot for $50 million.

The contractor is named as Americaribe-Moriarty JV. According to a late October FAA approval, Lofty will soar to a height of 574 feet.

Lofty will feature a number of wonderful amenities including a butler service, rooftop pool, car service, and a 5-star restaurant that hasn’t been disclosed. This tower will also include a private marina with available docks for boating.

Developer for The Standard Residences, Ross Development has officially applied for a construction update. The plans were originally filed on December 14.

Situated between the Design District and Wynwood, the Standard Residences will rise to 12 stores and will feature 228 luxury hotel branded units curated by Urban Robot and Standard International. Arquitectonica is listed as the architect on the project.

The luxury units range from 432 to 965 square feet of living space with the studio to two-bedroom floor plan options still available. Prices will range from $469,900 to $949,900

Miami Worldcenter Completes Construction on 255,000 Square Feet of Retail Space

The Miami Worldcenter’s “Jewel Box,” which has a contemporary design and is enclosed in floor-to-ceiling glass, is situated at the intersection of the 7th Street Promenade and World Paseo open-air retail pedestrian streets, directly west of the development’s upcoming CitizenM boutique hotel and north of the finished luxury apartment tower Bezel Miami.

Approximately 255,000 square feet of retail space have now been finished at Miami Worldcenter with the completion of F-East as tenants actively finish out their spaces.

Another 80,000 square feet of lifestyle-focused retail space has been constructed by Miami Worldcenter’s developers. Block F-East, a standalone structure that is part of the $4 billion mixed-use complex in the center of Downtown Miami, is one of the last retail components of the 27-acre project to be completed.

Sephora, lululemon, Savage x Fenty, Ray-Ban, Posman Books, and Lucid Motors are among the impressive list of recently opened and upcoming tenants at Miami Worldcenter. Other dining and entertainment options include Bowlero, Sports & Social, Michelin-starred Chef Michael Beltran’s Brasserie Laurel, El Vecino, and Chicago’s Maple & Ash and Etta restaurants.

The 300,000 square feet of retail, restaurant, and entertainment space at Miami Worldcenter, one of the largest private urban real estate developments in Florida, will be complemented by a variety of residential, business, and hospitality applications.

Miami Worldcenter Associates, directed by Principal Art Falcone and Managing Partner Nitin Motwani, and CIM Group are the project’s master developers.

Three finished residential towers—the PARAMOUNT Miami Worldcenter, Caoba, and Bezel Miami—can now be found in Miami Worldcenter. The 351-room CitizenM hotel is now finished with construction and is scheduled to debut at Miami Worldcenter in the first quarter of 2023.

In addition, work is being done on phase one of the 52-story Miami World Towers, which will include 550 apartment units, Legacy Hotel & Residences, a mixed-use building with 310 branded residences atop a hotel and 50,000 square feet of medical office space, and Caoba’s second phase, which will include a nearby 40-story tower with 420 apartments.

There are several planned projects, including The Crosby, a 450-unit turn-key condominium by Related Group and Merrimac Ventures, and 600 Miami Worldcenter, a 579-unit fully furnished condominium by Aria Development Group and Merrimac Ventures, a mixed-use residential and commercial development by Abbhi Capital, a residential development by the New York-based Naftali Group, and a three-tower mixed-use project by The Witkoff Group that will have up to 2,000

World Square, a 20,000-square-foot outdoor public plaza and park, will complement Miami Worldcenter’s shopping streets. With its abundance of open space, shade trees, and spacious, pedestrian-friendly sidewalks lined with food, entertainment, and retail concepts, World Square is intended to act as the hub of the development.

A $5 million public art project at Miami Worldcenter, organized by the Miami-based curatorial collective PRIMARY and renowned art dealer Jeffrey Deitch, would turn the 27-acre “city within a citystreets “‘s and buildings into a permanent outdoor art museum. Large-scale murals, paintings, and sculptures produced by internationally renowned artists such as Nina Chanel Abney, Woody De Othello, Viktor El-Saieh, Nick Cave, Trenton Doyle Hancock, Hernan Bas, Serge Toussaint, Zadok Ben-David, and Franz Ackermann will be included in the program once it is finished.

Ten city blocks make up Miami Worldcenter, which is next to Museum Park, which is home to the Frost Museum of Science and Pérez Art Museum Miami, as well as the FTX Arena, Adrienne Arsht Center for the Performing Arts, and Wolfson Campus of Miami Dade College. Miami Worldcenter is the largest and best-connected transit-oriented development in Florida thanks to its proximity to Brightline’s MiamiCentral station, which provides direct train service to Fort Lauderdale, West Palm Beach, and Orlando and access to Tri-Rail, the Metromover, and the Metrorail.

Cipriani Residences Miami continues to make construction progress with its 3 tower project in the heart of Brickell.

In July 2022, the developers, Mast Capital received approval from the FAA for the height allowance for the towers. On September 9, the contractor Moss Construction applied for a foundation work permit.

A second permit was filed on September 12th for the other 2 towers for foundation work. The county also issued a dewatering approval that is needed for the foundation work as well. Dewatering would include the removal of groundwater as well as from surface area.

Cipriani Residences Miami will feature 3 luxury towers spanning over 2.8 acres, located at 1420 South Miami Avenue in Miami’s renowned Brickell area, which will represent the famous brand’s elegant design and exceptional service. 

The largest Cipriani tower will rise 80-stories and will feature 397 one to four-bedroom units with views of Biscayne Bay, Brickell skyline, and Simpson Park. The 2 smaller towers haven’t been revealed yet but will rise 59 stories and 50 stories tall.

Mast Capital paid $103 million, marking this transaction as one of the largest in Miami-Dade in 2021.

The $4 billion and 300,000+ square foot multiple use development also known as Miami Worldcenter is ramping up construction. Miami Worldcenter is a vibrant location where you will soon be able to enjoy some of Miami’s finest foods, shopping, and entertainment! This new urban area is will be home to both national and local favorites as well as prestigious international companies.

One of the long-awaited retail locations is the glass cube known as Block F West, which is set to begin construction soon along with the World Square building. It is situated immediately west of Block F East also known as the “Jewelry Box”, which is now under construction and nearly completed.

Along with Sephora, Lucid Motors, and Bowlero, Lululemon is also expanding its retail chain to World Square with their space currently under construction.

Lucid Motors is creating a multi-use building that will occupy almost 23,000 square feet. Bowlero will take up more than 31,000 square feet in the glass-enclosed “jewelry box” retail structure at Miami Worldcenter that looks out over the World Square plaza.

With the building permit issued in March 2022 for remodeling, Lululemon will occupy more than 6,000 square feet at the World Square plaza along Block H. The construction cost for Lululemon is an estimated $132,000 which will include remodeling and repairs.

Empira Group Purchases Building Site for an 85 Unit Residential Project-CoralGrove Brickell

Empira Group, a Swiss company, has recently invested $9 million in a multifamily building site in Miami’s The Roads neighborhood as part of its introduction into South Florida’s real estate market.

According to a news release from the developer, Empira plans to erect the eight-story CoralGrove Brickell project on a half-acre plot of land adjacent to Coral Way, between 3025 and 3051 Southwest Third Avenue.

The property currently consists of a two-story and a one-story apartment structure, both of which are vacant and scheduled for demolition this year.

CoralGrove will contain 85 units, ranging from one-bedroom to three-bedroom homes, and 900 square feet of ground-floor retail space.

According to Rafael Aregger, Empira’s head of investments in the U.S., the previously approved 79-unit proposal for the site is being modified by Empira to add more units and relocate a pool that was originally planned for a mezzanine level to the rooftop.

According to Aregger, Empira, which has its headquarters in the town of Zug, manages investments on behalf of German organizations like pension funds, insurance companies, and banks. Empira, led by CEO Marcus Bartenstein, manages $7 billion in assets.

The company entered the United States two years ago, but its primary area of interest is real estate in German-speaking regions of Europe. Together with its joint venture partner Zidan Management Group, it has since built up a 2,100-unit apartment portfolio in the Midwest. The company’s American headquarters are in Empira’s Miami location. Additionally, it maintains offices in Stockholm, Dubai, and London.

According to Empira, the business is considering future development in Sun Belt states including Arizona, Texas, and Florida.

Construction on CoralGrove Brickell is anticipated to begin in 2023 with a completion date in 2025.
