Great Location but unfortunately cheap quality construction, with a lot of defects in common areas, with no reserves money and with a lot a special assessment in the near future. Be far of this building.

I have lived in a 3 bedroom for over 3 years and we love this building! I am on the Board of Directors and we have PLENTY of reserves!
You should have done your homework much better if you are going publish online.

What about the lawsuit filed in August 2020 (and still working its way through the legal system) ARIA ON THE BAY CONDOMINIUM ASSOCIATION, INC. VS BAYSHORE PLAZA I, LLC ET AL? You can find the details on Dade County Clerk of the Court website. Should current owners and/or prospective buyers be worried about the claims in the lawsuit? The complaint identifies numerous (Exhibit A: 115+) construction, structural, electrical, pool, pool deck, elevator, window glazing defects. So the lawsuit was filed as these items in the complaint are serious and need to be addressed. I guess it is just a matter of who is going to pay for them. The lawsuit makes it clear the BOD and individual owners were harmed by the poor quality of construction and construction that was not up to Florida Building Code standards. Seems to me the lawsuit validates half of what Pepe was saying about the poor quality of construction and defects in common areas. Not sure about the reserves in place at Aria, but the lawsuit claims significant expenditures will need to be made in order to correct the defects. So if the quality of the building is great and Aria has plenty of reserves, why the lawsuit?
Walk around, building is falling apart. No tenant wants to take the commercial units on the ground floor either,
I love the folks that say the building is cheap and they dont live here/ I also live here and have to say the building is beautiful and the amenities are amazing and it is still a great value for what you pay for direct water views in Edgewater.
I’ve lived here for 2 years. The amount of renovations, closed amenities and construction effecting the quality of life here is dis-heartening.
The staff is lovely and the hype was legit… but I’m sure inventory will continue to escalate as other buildings surface and offer higher quality amenities with a board that can quickly resolve issues.
The increase in rent here is not justified.
Building is bullshit. They got sued for over charging and got off the lawsuit because the judge was trash. They collected fee’s illegally. Also, elevators are trash and security is useless. Someone I know had their apt broken into because security sucked.
