Miami Condo Investments

Just wanted to let everyone know that I updated the Condo Rankings page late last week.  It had been around 9-10 months since I had last updated the page so it’s something that was long overdue.  I only adjusted the location and risk scores and left the other columns untouched.  Santa Maria still ranks #1 with an overall score of 9.2.  Feel free to submit your own scores for each building by clicking on the “Rank Building” links.

I’m happy to announce that the Miami Condo Investments iPhone application is now available for download at the Apple iTunes store.  Click on the image below to access it.  Any feedback that you might have is much appreciated.

Just wanted to give everyone an update regarding the iPhone application.  It was submitted to Apple about two and a half weeks ago.  Apple contacted me late last week stating that a few minor changes needed to be made.  Those changes were made and the app was resubmitted this past Monday.  We’re hoping that it will be approved within the next 2-3 weeks.

In preparation for the launch of the iPhone application I hired a graphic designer to create some marketing material.  Here’s a peek at the business card design.

A friend of ours has a furnished 2 bedroom/2 bath condo that he would like to lease the week of Super Bowl XLIV.  It’s an upgraded corner unit with 1,204 square feet of interior space plus a 164 square foot wraparound balcony located on the 16th floor.  The building is located in Brickell within walking distance of the shops and restaurants at Mary Brickell Village.  Starting and ending dates are flexible.  Asking price for the entire week is $2,500.

Earlier today I was going through the recently closed sales in the MLS and came across a 1 bedroom at Ten Museum Park that closed for $137,000, or $173 per square foot, on January 11, 2010.  This is by far the lowest that a one bedroom has sold for in the building.  The previous low was $215,000.

The unit that closed last week is located on the 19th floor and it was a short sale.  Interestingly the unit was listed for $312,500 when the offer was made.
