Kempinski Residences Miami Design District is the first standalone Kempinski-branded residential collection in the United States, introducing a refined European standard of luxury to Miami. Developed by DaGrosa Capital Partners LLC, the project features two architecturally striking 23-story towers, each with just 66 residences (only four units per floor), for a total of 132 condominium residences. Kempinski Residences Miami Design District will also include six townhomes and 17 guest suites reserved exclusively for residents. The architecture is designed by internationally acclaimed firm Arquitectonica, with interiors by Rockwell Group and landscape architecture by Enea. Each tower has duplex penthouses starting on the 22nd floor. The South Tower focuses on social and entertainment amenities, including a beverage bar, business center, conference room, game room, golf simulator, music studio, private dining room, children’s and teen lounges, and a TV lounge. Outdoor amenities include a beach-entry pool, splash pad, padel court, lawn sports area, outdoor theatre, social lounge, and games lounge. Residents will also enjoy assigned parking, guest suites, townhomes, retail offerings at the base, and a dedicated house car for each tower—along with the elevated service standards associated with the Kempinski brand.
Kempinski Residences Miami Design District Pricing & Deposit Schedule
Pricing at Kempinski Residences Miami Design District starts from $3.7 million for two-bedroom residences, with three-bedroom homes starting from $4.65 million, and four-bedroom residences from $5 million. The deposit structure includes a $50,000 reservation, 20% at contract (60–90 days), 10% at groundbreaking (anticipated Q2 2027), 10% at top-off (anticipated Q2 2028), and the remaining 60% due at closing (anticipated Q4 2029).
