What is the actual price range on this building? would love to invest on a 2/2 around 1300 Sqft. anything availbale? any foreclosures around the area for with the same description?

When you mention the building is priced at the right price, do you mean as a new building or the right price for the Brickell area ? May I have the price range per square foot for this building ? I live in Canada and I would live in the condo part time, are there restrictions for renting ?

Both. I feel that it offers the most competitive prices of the new condo developments in Brickell and that it is priced right for the neighborhood in general. The fact that it is located on Brickell Avenue is an extra bonus. There has always been an appeal to having a Brickell Avenue address. The price per square foot range of the condos available is something like $295-$450. I believe that the association is going to allow you to lease a unit a maximum of 4 times per year (3-month lease minimum).

The price range on condos at Plaza on Brickell is something like $210,000 to over $1M. The price will depend a lot on the view, the size of the condo and the floor.
You can get a 2/2 with a city view on a high floor for around $350,000. You can get a 2/2 with a direct water view on a high floor for around $510,000.

I would like to pose a question to you gentlmen, in your experiences have you found that peole have shied away from purchasing these units because of the overwhelming office scenery? I am in banking and work at 801 Brickell and although i liked the unit (on the 20th floor) i found it somewhat bothersome that I could see into people’s offices and in turn, i am sure they would be able to see into my apartment. There is a great upside to being on Brickell but unless you are high enough it seems that the surrounding banks really punish the buildings appeal. Any thoughts?

I agree that the Plaza offers the most bang for your buck. I bought a 2/2 C unit on the 51st floor of the 851 tower. The uppermost floors that face south and east have incredible unobstructed views of Biscayne Bay. They also come with better ameneties, upgraded appliances (GE Profile) and 10 foot ceiling heights. I had planned on moving in this summer but it looks like a new project at work will keep me in NYC for a while. I checked out the Plaza a few days ago and 3 things really struck me:
1. The elevators took forever. And keep in mind this is at a time when the building is virtually empty of residents, although there were a number of workmen. Perhaps they’re only operating a few of the elevators, but I can see this becoming a major problem/annoyance.
2. Nice pool deck. Large, open space although the two pools themselves weren’t huge.
3. The gym is pretty pathetic. I saw the gym in the 851 building, not sure if there’s one in 901 as well. But it seems to be really inadequate for the amount of units in the complex.
With that in mind, what other newer buildings in the downtown/Brickell area have really nice gyms? And what does everyone else think about the Plaza?

I just bought my place on the 18th floor facing north in the 851 bldg. I agree about the elevators but it appears to be a ‘worker’ issue since the elevators are pretty quick on the weekends. Not sure about the gym, I think it should be big enough for one tower. They have some nice equipment.
