Someone contacted me last week to see if I could help them find a buyer for their 1 bedroom/1.5 bath condo at Ten Museum Park. He is perfectly able to close but would rather sell it to an end-user than carry it for a while. If he closes on the unit though then he will end up holding onto it. His closing date is approximately 30 days from now but he thinks that he could have it extended if an interested buyer surfaces.

His condo has 886 square feet of interior space and a 143 square foot terrace. It is an "05" line. The floor plan is below.

What floor is this condo on ? I’m a foreign investor and not used to the US market. Could you tell me what amount of taxes and other cost I need to add to this amount in order to have a idea of the total cost of this condo ?

Hi there, I also have 1 bedroom/1.5 bath condo in a supposedly much better building with top grade amenities and location. It is on the 29th floor at “The IVY” downtown on the River. The closing is expected by year end or beginning 2008. I have no problems to close and keep it for few years, but I just bougth elsewhere therefore I would like to resell it back to back since the developer restrict the sale before closing. The 1 bedroom units come with 1 parking space and the 2 bedroom units come with 2 parking spaces. The parking spaces are valet. You will not be allowed to park your own car. There are plenty of spaces for residents. The maintenance fee is approximately 55 cents per square foot. For taxes, consult the Miami-Dade website. The link is below. So is this a fact that there’s no assigned parking spaces at Ten Museum Park? All valet parking?

Consider it a fact. I had always thought that you could either park your car yourself OR leave it with valet at Ten Museum Park. However, I was at the Ten Museum Park yesterday with clients and a sales agent working for the developer. She notified us that everything was valet.
