Luxury Condo Sale at Continuum South Beach North Tower – $6.5M

Another luxury condo sale in the books for 2011! A 4 bedroom + den/4.5 bath condo at Continuum South Beach North Tower closed yesterday for $6.5M. The 5,300 square foot condo has a private elevator, wide-planked wood floors throughout, 5 assigned parking spaces and offers views of the Atlantic Ocean and beach from the 8th floor. The condo sold at approximately an 18 percent discount from its initial asking price of $7.9M and closed in just 28 days after being listed.
Finally, a Miami renovation without the cheap-and-cheesy look. Ocean views in that place are amazing. However the common charges on a unit like that are probably ridiculous.
There are very few luxury buildings in Miami. This being one of them. You will be surprised how reasonable they are in comparison to other junk on Brickell or downtown.
I’m curious if this unit really sold in 28 days after being listed or if the listing was churned one or more times, as has become VERY common with higher-end Beach units.
Also, the five (5) assigned parking spaces is curious, and suggests two or more units were combined. If so, that probably means an ugly monthly maintenance fee.
Great-looking unit, though. I have to say that.
It had never before been listed. I did, however, make a mistake. It went PENDING 28 days after being listed. It didn’t close until about three months after that. I should have used the word sold instead of closed. Either way, no slick maneuvers were used here. It truly went under contract in just 28 days after being listed.
