South Florida MLS search for condos

Many of you have already noticed that a much improved Miami condos search has now taken the place of the old property search.  New search parameters have been added to allow your search experience to be more powerful and effective.  For example, you can now search by year built, number of parking spaces and distressed sales (foreclosures and short sales), as well as many other parameters.  Additionally, you can now draw a shape onto the map to restrict the search to condos located within that shape.  For example, in the picture above, I drew a shape around Brickell Key to restrict the search to only condos located in Brickell Key.  Enjoy!

Wow! quite high tech. It was fun playing with the map. I thought the search results will be all over the place but to my surprise they are all located with in the perimeter of my drawing. Some program this is. Someone who is in the business of SFH should also make this amazing service available to search sfhomes too.
The Clear button does not work. I had to refresh the whole page to clear everything.

Internet said 9 out of 10 listings are short sale or foreclosures in S. Florida–sounds high but who would buy retail at this time.

Aqua on Miami Beach for sale @$267 per Sq ft ? Incredible. Wasnt Scott Robbins originally selling those pre-construction for $800. per sq ft?

Although the building is fairly new….don’t forget to add Trump Towers in Sunny Isles Beach to the for sale/rent recent sale/rent list!

By the way, before SIB was incorporated in 1997, it was suggested it be called Aventura Beach! Glad they made it Sunny Isles Beach instead……but that may explain some of the similarities between the two cities….

Nice work Lucas. I am new to commenting on the blog but have been viewing the site and Miami condos for some time. Glad I didn’t pull the trigger 6 mos ago…when there were ppl trying to sell you ‘good buys’…when it was clear things were falling further, and falling big. Similar to the situation now…as the condo supply in S FL is still HUGE…prices are getting better, but still room to drop. No word back from the bank yet. I think it’s only been about two weeks since the offer was submitted, and it usually takes about 60 days to hear back on a short sale. I’ll definately update once I hear something.

Can you doublecheck HOA fees for Ocean View buildings in Sunny Isles. Some apt say $500 and right next to it $700 for same size apt.

Looks like S. Beach still brings the dollars for sellers who closed last week
1 Bedroom Bently Bay closed for $420,000 with $750 HOA, 1 bedroom Murano with downtown view closed at $635,000 and $14,000 tax bill, another crazy bought 1 bedroom Roney for $365,000 with HOA of $871 and the laundry room downstairs. Hope nobody bought for rental cash flow.

DJ, i assume has invested a considerable ammount of time and money in his offer as well as considerable emotional involvement. Innuendo is not helpful. If you can offer something of value to him then find a way to contact him privately so he can make an informed decision.

Finally, foreclosure moratoriums are ending…….deals to come in early 2010 as banks are forced to liquidate their housing inventories???

Also, will lifting all travel restrictions to Cuba help or hurt South Florida real estate? Maybe we get a lot more Cuban visa overstays? But seems that a condo on a relaxing beach in Cuba would be a lot cheaper than Miami…..plus the Cuban beaches are far nicer than Florida’s beaches….starting with Varadero!

The May 2009 issue of Money magazine lists the following % of MORTGAGES with negative equity (note, this is only regarding homes that have a mortgage which is only a third of all housing units in the US).

NV – 55.1%
MI – 40.0%
AZ – 31.8%
FL – 30.3%
CA – 29.5%

With Florida expected to have the worst % price declines in the US in 2009, it is safe to say that one third of homes with mortgages have negative equity…..

have the cranes gone silent?

has anyone else noticed that there is virtually no activity at the three active office building sites on Brickell. Been a long time since I’ve seen any progress at that Met building going up, the office directly south of 500 Brickell, and the one next to One Broadway. has construction shut down on these sites? anyone have info?

Probably too Cynical – Same here in Sunny Isles Beach with the Solis building……think it has been at least 8 months since they added a story to it…..stopped at the top of the parking garage base, about 10 floors, and was supposed to be around 50 stories…..

What’s the deal? You make a comment saying I should walk away from a contract I’m currently under due to “serious rumors,” but will offer absolutely nothing to support the statement. What’s up with that? I thought part of the reason for this blog was so people could share informaiton and possibly help each other out. Re Bentley Bay South. Another one sold for $284k & a 23rd fl unit is listed for $299k. Another unit is offered low 3’s so the $420k seems like an anomaly. That HOA also seems low for that bldg.

I live in One Broadway. No the work has not stopped on the office building. Workers are on site every weekday and saturdays. They’re putting up the glass exterior now. I believe the shell has topped off, which may be why you don’t see fixed cranes.

I have a question about Taxes Has anyone any first hand experience of a recent purchase and how the estimated taxes on the property changed given the massive change in prices? If a property had their taxes calculated on the inflated price at the height of the market, let’s say 20k and you buy that property at 50% less then the assessed value of the previous owner, will your taxes go down proportionately to reflect the true value at today’s price? Or is the city of Miami still expecting to collect their 20k in tax revenue from the new owner?

In Miami, Heaven on Earth. Having a super fabulous time. Don’t blog much on vaction though. Just want to give some update: 1800 used totally American made drywall. The developer confirmed it to the association. That is a great news for us. The building looks shiny fresh. The low maintenance is not compromising on any services. The developer has closed on just enough units to cross the 70%. These limited number of units which have been discounted are cash only transactions. The influential people of Miami live in the building across the street from the Omni. They cannot sleep due to the noise from the 24 hour club district called Park West. The police do not want smelly homeless people in their cars. They don’t even want to process them for arrest. Your developer is a full of crap.

Regarding Property Taxes Your more likely to pay at the higher rate. For example. Broward County Appraiser Office will consider your purchase an aberration and disregard the sale price much like they do with a foreclosure price and a short sale. State law requires the property to be appraised at the “Highest” and best use for property tax purposes. The City of Miami is one of the most mismanaged citys in the state of Florida. The Marlins stadium is actually going to cost $1.6 billion to $1.8 billion when factoring in the bond debt payments. South Florida is screwed.
