Apogee South Beach

There have been 10 closed sales for luxury condominiums in South Beach within the past three months that appear in the MLS.  I defined a sale as being a luxury condo sale if it had a sales price at or over $2.5M.  As you’ll see below, Apogee South Beach topped off the list with a condo selling for $7.3M.  Even more impressive is a Penthouse condo at Apogee South Beach, which did not appear in the MLS, that closed for $16.5M on June 9, 2008.

  • Apogee South Beach – Unit 703 – $3,400,000 – $1,096/SF – May 12, 2008
  • Continuum South Tower – Unit 3107 – $3,100,000 – $1,049/SF – June 24, 2008
  • Murano Grande – Unit 3001 – $3,100,000 – $779/SF – June 20, 2008
  • Murano Grande – Unit 2701 – $2,740,000 – $689/SF – June 20, 2008
  • The Setai – Unit 2307 – $2,550,000 – $1,994/SF – June 17, 2008
  • The Setai – Unit 2707 – $2,550,000 – $1,812/SF – May 30, 2008
  • Murano at Portofino – Unit 2202 – $2,800,000 – $993/SF – May 30, 2008
  • Il Villagio – Unit 804 – $2,500,000 – $1,506/SF – May 13, 2008

APOGEE IS A VERY LUX CONDO BUT EVEN 16.5 MIL FOR A PENTHOUSE THERE TO ME ISNT WORTH THE MONEY. ID RATHER SPEND THAT MUCH FOR 2 UNITS AT CONTINUM 2, WHICH HAS MUCH BETTER VIEWS AND LOCATION.

I ALSO READ SOMEWHERE A WHILE AGO THAT PEREZ AND HIS PARTNER DAILY, WHERE NOT SELLING THE PENTHOUSES BECAUSE THEY WERE GOING TO HOLD ONTO THEM FOR THEMSELVES, AS PERSONAL USE… IF ANYONE ELSE HAS HEARD THAT?

I dont understand the appeal of Apogee. It overlooks the bay where all the container ships and cruise ships come into port. After the bay you have fischer island and after that is the sewage treatment plant.

10 closings in 3 months? is that normal for sobe area?

It’s a far cry from Apogee, but does anyone have any comments on Roney Palace? There are some well priced 1 bedrooms on its on the beach. seems pretty reasonable for South Beach???

From what I understand, the Roney Palace is old, dilapidated and a real disaster on all accounts… I could be wrong but check out the association and its reserves before making any moves on that building. Also ask about special assessments in the near future…

Yes, that was a widely distributed rumor that realtors would toss around as fact. Obviously, a marketing sales ploy… I guess the rational was if Perez will live here this has to be the finest… apparently it worked. 100% closed with hefty profits for Perez et al.

Your count may be right according to the MLS but I think you may have to increase your number if the sales listed in the South Florida Business Journal are correct. For example, its current issue (Miami-Dade edition) under the “Property Sales” section on page 34 includes Unit 2701 at Continuum North Tower for $4,050,000. You may want to check earlier issues as well.

I have a doubt, does anyone know this company:
http://www.short-close.com, they are from Miami and they say that they can help if you can not maintain your condo, I am pretty sure that they are an scam, but a friend asked me about it and besides that knowing that they are crooks, I do not have any reference and idea on how the scam works, thank you for your help!

Musty Apogee
Apogee has tons of “leaks” problems – go take a look at the 1st fl. garage. It rains a little and the place is soaked. Cracks everywhere. There’s always one waterfall that’s off – not working properly due to leakage. Murano next door is a well built building.
