Marin Blue - Two Condos on High Floors For Sale

Someone who has contracts on two great units at Marina Blue contacted me earlier this week. He wants to sell one prior to closing and hold onto the other.

The first condo is unit 5108. The 08 line is the best line in the entire building since it is situated in the middle of the building and has the best views. This condo has 10-foot ceilings. All units on the 45th floor or higher have 10-foot ceilings as opposed to the non-loft units below that have 9-foot ceilings. The unit has 1,334 square feet of interior space and a 160 square foot balcony. He is asking $740,000 for this unit.

The second condo is unit 4609. It is a very rare floor plan that I didn’t even know existed in the building. There are only six units that have this floor plan in the entire building. The condo has a total of 1,754 square feet of interior space and a 240 square foot balcony. As with the other unit, it has 10-foot ceilings. Both units have amazing water views. You can see the South Beach skyline, Biscayne Bay and the Atlantic Ocean. As you can see from the floor plan below it has a huge living room. He is asking $899,000 for this unit.

    This is a beautiful building and both those floorplans are great. The amenities deck is so unique with the beach area. Looking forward to moving in!

    Based on your last few graphs, this condo has about as much a chance of selling for $700k+ as I have of staying at the Sheraton Bal Harbor this evening.

    The 2 condo look nice but what about the view ? I beleive it is 600 or 900 Biscayne next to it no ?
    Or is it 10 Museum Park and Marquis ?

    If price would drop a little more I would be interested in the 08 line, high floors…

    Or anybody with a 01 line, high floors ?

    I own 2 other units on high floors similar to the ones you described for sale - I’d take a 100K less for either !

    is marina blue ok investment in general,
    over 50 % full, not a ton of bank owned,
    developer fees (hoa) steady, skyroceting later?

    I see many condos selling for less than
    on the West Coast of Florida but the
    houses are running much less on the west coast for some reason. Guess there are more condos on the east coast?
    The real east coast bargains are some
    beachfront at 300,000 or less, Tides, Neo Vertika, Wave and so on. Naples and Fort Myers however have 2500 sq ft
    houses for 250,000 and 350,000.

    If you compare the west coast and east coast condos at http://www.napleshomesandcondos.com
    you will see that in fact despite the fact
    there are more condos on the east coast of florida the prices are better on the west coast in say, naples or fort myers.
    I can’t say why when supply is less and
    square footage is generally more, 3/2
    even 2/2 at 1250 to 1450 sq ft.
