Cosmopolitan 2 Bedroom Foreclosure Now Under Contract

As many of you know, there’s a 2 bedroom condo foreclosure at The Cosmopolitan in South Beach that I’ve been tracking since the middle of May. I wrote about it and posted pictures of the unit on May 22, 2007 and wrote a follow-up post on June 1, 2007 to let everyone know of a price reduction. About a week later I went with a client to take a look at the place in person. I shot a bunch of pictures which you can view in the picture slideshow below:

I’m happy to announce that the unit is now under contract. I won’t reveal the price until it becomes public information, but let’s just say that my client got a very good deal!!!

    Lucas, I know you are big on free speech and allow a lot on this blog. But I think the above rabid comment should be removed. Surely left by some unbalanced soul.

    I had a tenant in my condo and I gave him $200 off on the market rate on the rent. He was paying me $1250 instead of $1450 what others are charging in the same building. In the summer of ‘06, the guy said he is not renewing the contract to lease as he is buying a place. I pleaded with him to wait another year as it is not the time to buy. Not because, I was losing a tenant but because I cared about him ( Within a week I found another renter for $1400).

    Guess where this guy ended up? On the 1st floor of Cosmo with no view in a 2/2 and paid close to 600K. I guess it is now worth low 400 and may go down even more. I hope he is not reading this as he is going to hate me if he does.
