Unit 4003, purchased 1/2008 for $394,000. Investor pays $8240.45 taxes. Has a mortgage for $315,000.

The 1800 Club is a great building. The interior of the unit is perfect, not a $100K inerior designer job, but perfect for a vacation or corporate rental. Condo rentals for vacation travelers or corporate tenants looking for a turnkey unit in a central neighborhood with a building offering great ameneties is a growing sector. Our company has been a leader in what the industry calls “self catering” accomodations. The price being offered for that unit is very competetive and you are a bridge away from the beach. Samir – That’s why they have a thing called hotels and extended stay hotels, not single unit landlord condos… Not worth the hassle…

Nobody adheres to rules in Miami. My neighbors weekly guests are considered his friends. No HOA is going to admit they have daily and weekly rentals. They will look the other way, much cheaper than hiring a condominium attorney.

I’m not one of those grumpy condo types who goes nuts if music plays past 9:00 p.m., but if I spent big money to buy into a high-end, allegedly “secure” condo and found out unit(s) in my building were being rented for anything less than 6 to 12 months, I’d be all over the HOA. That’s absurd.

Are there any other blogs that i can read about the Condos in Brickell? I am working with an agent but well i am going to do plenty of homework on my own. Just looking to find all the information i can possibly find about the buildings. I’ve read all of the entries in these blog…and have spent about 20 delieriously blinding hours this weekend creating a spreadsheet that calculates the price-point to buy or rent.
